Request for Proposal for Construction Management Services
for the Redevelopment of Walking Court Phase 1
The Cambridge Housing Authority acting as Owner’s Project Manager for the Medford Housing
Authority (hereinafter, "Owner") is requesting proposals for Construction Management Services
for Project 2208 - Redevelopment of Walking Court Phase 1, Medford MA. The Owner
intends to award a Construction Manager with a Guaranteed Maximum Price contract for the
Walkling Court Redevelopment
Proposal forms, construction documents, and contract documents will be available at
WWW.PROCORE.COM on Wednesday, January 21, 2026, at 12:00 PM (may be downloaded and
viewed electronically).
The interested offerors will need to RSVP to
WalklingCourtRedevelopment@cambridge-housing.org for access to Procore and the RFP
documentation.
The deadline for submitting Construction Management Services proposals for Project 2208
- Redevelopment of Walking Court Phase 1, Medford MA is Thursday, March 5, 2026 at
2:00 P.M.
The Redevelopment of Walkling Court Phase 1, Medford, MA consists of the demolition of 11
existing buildings, the new construction of a six-story mid-rise building consisting of 198 units of
senior housing, and associated groundwork and site improvements. The estimate construction cost
is $92 million with an estimated construction period of 20 to 22 months.
The Owner is seeking a Construction Manager with sufficient prior comparable experience and
expertise, strong bonding capacity and financial strength and strong references to serve as the
Construction Manager for the Walkling Court project under a Guaranteed Maximum Price
Contract. Please refer to the Proposal forms, the 100% Construction Documents (dated June 21,
2024), and Contract Documents available on Procore. A building permit for the project has been
issued by the City of Medford in December 2024 for the project. It is the offeror’s full
responsibility to examine these documents thoroughly in preparation for their response to the RFP.
A Pre-Proposal site visit for all interested respondents will begin at Walkling Court, Medford, MA
02155 on Wednesday, January 28, 2026, at 1:00 PM and Tuesday, February 3, 2026 at 10:00
AM. All respondents are invited and encouraged to attend one of these sessions. Please contact

to register to attend the Pre-Proposal visit to Walkling Court.
There will be two deadlines to submit questions on this project or the information contained in
this RFP. The first will be Wednesday, February 11, 2026, by 5 PM. Any addenda from this
first deadline for questions (if required) will be issued by Friday, February 20, 2026, by 2PM.
The second deadline will be Friday, February 27, 2026, by 2PM. . Any addenda from this
second deadline for questions (if required) will be issued by Monday, March 2nd, 2026.
This is a qualifications-based RFP. Price is only one factor in the selection process. Please refer
to the Request for Proposal to review the selection criteria. The Awarding Authority reserves the
right to reject any and all proposals and to waive any informality in the proposal process if it is in
the public interest to do so.
