The U.S. Government is conducting market research to identify potential sources for warehouse, office, and outdoor storage space.
The Government is seeking information on existing, available industrial properties, as well as properties capable of modification, redevelopment, or build-to-suit delivery, that may support warehouse, logistics, administrative office, outdoor storage, truck circulation, parking, and related mission operations.
The anticipated requirement is for one facility where the Government can obtain single-tenant occupancy and operational control of the building, required outdoor yard, parking, circulation, and related site areas. Approximate requirements include 180,000 SF (±5%) of total site area, approximately 34,000 to 36,500 SF of total building area, consisting primarily of approximately 27,000 to 30,000 SF of warehouse space and approximately 5,000 to 6,500 SF of supporting office space, and approximately 37,000 to 42,000 SF of mostly contiguous paved outdoor yard area.
The Government is primarily interested in properties located within approximately a 30-mile radius of Baltimore-Washington International Airport (BWI), within approximately a 30-mile radius of Washington Dulles International Airport (IAD), within the greater Houston, Texas metropolitan area, or in other East Coast or Gulf Coast locations that provide direct or efficient access to major seaports and/or international airports. The Government is seeking one site; the multiple areas of consideration are included for market research purposes only and do not indicate an intent to select multiple locations.
The Government may consider properties available through lease, purchase, lease with option to purchase, build-to-suit lease, or other transaction structures. Properties do not need to meet all requirements as-is, provided they can reasonably be modified, improved, or configured to meet the Government’s operational needs. Properties modestly outside the stated site, building, or yard size ranges may still be considered if they otherwise meet operational needs.
This Sources Sought Notice / Request for Information (RFI) is issued for market research purposes only. It is not a solicitation, request for lease proposals, request for offers, invitation for bids, or commitment by the Government to lease, purchase, or otherwise acquire any property.
