Project Background: Lake Hope State Park requires services to replace the roofs of 7 structures due to age and wear and tear. The buildings are located throughout the park and please reference the attached map for locations for Camper Cabin 191 &192, Lake Hope Dining Lodge Shelter, Boat House, Shelter House, Beach House and Ranger/Custodial Building.  Please include pricing per structure by name that is on the map.  Work is to be completed no later than May 30, 2026.
Specifications/Scope of Work :
General Requirements:

1. The awarded Contractor will be required to sign a Services Agreement.  Example attached.
2. Contractor will be responsible for providing all materials needed to replace the roofs.
3. Contractor will provide a dumpster for all trash and disposal/removal of all construction materials and site cleanup to include removal of nails and scrap.
4. Contractor will be responsible for all permits, including the Ohio Department of Commerce permit.
5. There are 7 different structures, pricing will be broken down by name of the building on the attached map.

1. Existing shingles, felt paper, ridge caps, valley flashing, pipe boots, drip edge, nails etc. to expose plywood sheeting.
2. As needed, replace the damaged roof decking and any rotten wood that would preclude the proper installation of the new roofing materials.   NOTE: All wood repairs will require Park Manager approval on a per incident basis before any repairs should be made, any repairs made that did not receive prior approval will not be included in any final change order pricing adjustment.

1. Install new 1-1/2" Drip edge around the perimeter of the cabin.
2. Install new ice/water shield at all eaves, valleys, and penetrations larger than 6".
3. Install all new synthetic roofing underlayment of remainder of roof decking.
4. Install all new valley metal.
5. Install all new pipe boots, flashing, and metals according to manufacturer’s specifications and sealant around chimney flashing.
6. Install all new hip/ridge cap shingles at all hips and ridges.
7. Install all new full length ridge vent for ventilation according to manufacturer's specifications.
8. Install Energy rated Owens corning Oakridge dimensional shingles, Brownwood Color with Streakguard Algae Resistant Protections, 110 mph wind protection and lifetime manufacturer's warranty. Please note that proper nail length selection is needed for some open-air structures to not protrude through to be visible.

Once a contract is awarded, failure of the bidder to have requested a site visit to become familiar with the facility and requirements of the bid will be insufficient reason to support any request to be released from the contract.
Evaluation. The contract will be awarded to the lowest responsive and responsible bidder as determined by the State.
Contract Award. The contract will be awarded to the lowest responsive and responsible bidder by low lot total.  Low lot total will be determined by multiplying the unit cost by the estimated usage listed in the bid and then adding each of the totals together to arrive at a total for all items. Failure to bid all items may result in the bidder being deemed not responsive.

Evaluation. The contract will be awarded to the lowest responsive and responsible bidder as determined by the State.
