Teller County Government plans to create the Teller County Service Center and is, by this notification, requesting Qualification documentation submittals from interested parties for a turnkey integrated project delivery. Parties submitting qualifications should indicate their qualifications through provision of examples of the entity's experience on similar projects, availability to begin final design by March 1, 2025, and availability to begin grading/utility activities by May 1, 2025 as well as adequate labor forces or subcontractors to complete the project in 18 calendar months if given a Notice to Proceed on April 1, 2025. The County does expect the plans and specifications to be signed and permitted, which will require a Colorado licensed architect and Class A General Contractor to be included in the proposed team.
Preliminary space planning and County preference is for this building to be single story of approximately 18,000sf and will include property site work, such as demolition, grading, parking lots, landscaping, access roads, and coordination of utility installations. The current working budget is $7 million for the building and approximately $1 million for utility and site work, engineering and permitting, and other County-carried expenses. An engineer's estimate of quantity and cost will be developed by the selected project group during final design.
If selected to be included as a qualified entity for this project's later Request for Proposal, the County will expect Performance and Payment bonds, as well as General, Automobile, Workman's Compensation, and Builders Risk Insurance, all of which will require that the County be named as an additional insured, prior to commencement of work on site. The contract General Provisions will require that a Supervisor with adequate authority and experience be on-site whenever work is underway.
