Project Description: Reading Area Community College (RACC) is soliciting bids for subsidence remediation at the Schmidt Training & Technology Center. The project is required to stabilize existing building foundations that have experienced settlement and loss of support due to subsurface voids and sinkhole activity.
The scope of work includes, but is not limited to, compaction grouting, structural masonry repairs, and associated site work necessary to restore structural integrity and prevent further movement. The contractor shall provide all labor, materials, equipment, supervision, and incidentals required to complete the work in accordance with the contract documents.
Compaction grouting operations will consist of drilling and injecting low-mobility cement grout at approximately 107 locations, with average depths of 30 feet, or as required to reach competent bearing strata. Grouting shall be performed in controlled stages and monitored continuously to limit structural movement to specified tolerances. The work includes both interior and exterior grouting, with interior operations coordinated outside of normal business hours.
Structural repair work includes installation of stainless steel helical stitching ties at cracked masonry walls, repointing of mortar joints, and application of non-shrink repair materials. All repairs shall conform to applicable masonry standards and manufacturer requirements.
The contractor shall be responsible for utility coordination, including locating, protecting, and, if necessary, temporarily rerouting existing utilities. Pre- and post-construction video inspection of water-bearing utilities is required. The contractor shall also provide temporary protection of building finishes and restore all disturbed areas upon completion of the work.
All work shall be performed under the oversight of a qualified geotechnical engineer, with full-time observation during grouting operations. The contractor must demonstrate a minimum of five (5) years of experience in similar work and submit a detailed work plan prior to mobilization.
The project shall be executed in accordance with all applicable codes, standards, and specifications, and in coordination with the Owner to minimize disruption to ongoing operations. The intent of this project is to stabilize the structure, mitigate further settlement, and ensure long-term performance of the facility.
