Specifications

Specifications are available in the Purchasing Division, Warwick City Hall, Monday

through Friday, 8:30 AM until 4:30 PM on or after Tuesday September 29, 2026. If you

received this document from our homepage or from a source other than the City of

Warwick Purchasing Division, please check with our office prior to submitting your bid to

ensure that you have a complete package. The Purchasing Division cannot be responsible

to provide addenda if we do not have you on record as a plan holder.

Submissions

All bids should be submitted with one (1) original copy in a sealed envelope, which should

read: YOUR COMPANY NAME plainly marked on the exterior of the envelope as well as

“Bid2027-239 Sealed Bid Purchase of Aldrich School”. No bids will be accepted via

Facsimile or email. Multiple bids by one firm will not be accepted and will be disqualified.

All bids must be sealed. Sealed bids will be received by the Purchasing Division no later than

4:00 PM, Monday, November 23, 2026. The bids will be opened publicly at the Public

Properties, Land Use Committee and Community Affairs on the same day at City Council

Chambers in City Hall.

Pre-bid meeting

A non-mandatory pre-bid conference will be held on Tuesday, October 20, at 10:00 AM

on-site at the Aldrich School, 789 Post Road, Warwick, Rhode Island.

If delivering in person or sent by delivery service (FedEx/UPS/DHL etc.) use physical address

Awards - IMPORTANT

Awards made at the pleasure of the City Council may consider a select or combination of

the highest bid as well as the type of project; such as PDR condominium, A-7 zone ‘by-

right’ single-family conventional subdivision, or preservation of the building. It is for this

reason each bid must include a bid estimate for purchase of the property, along with a

preferred conceptual development sketch using the blank, enlargement plan sheet. Bidders

may submit a bid for all three scenarios. Simply populate each scaled parcel sheet and

provide a bid property purchase number.

If saving the building is the preferred option of the bidder, no conceptual sketch is

necessary. If a bidder is proposing a PDR, or A-7 zone conventional single family lot

layout, submit a conceptual development sketch. Consider means of ingress and egress to

both Relph Street and Post Road by aligning an access road or driveway with the

intersection to Walmart as doing so will lighten or share the burden of traffic along Relph

Street.

Non-residential uses will not be accepted.

BID Deposit A bid deposit of $100,000 shall be submitted with each packet. With the

exception of the selected bidder, all other deposits shall be returned within 3 business days

of the announced winning bidder by the City Council.

II. AWARD AND CONTRACT:

The CITY OF WARWICK, acting as duly authorized through its Purchasing

Agent/Finance Director/Mayor, accepts the above bid and hereby enters into a contract with
