Description

General Services Administration (GSA) seeks to lease the following space:



State: Puerto Rico

City: San Juan



Delineated Area: North: Start in the intersection of Road 165 and PR-22 Express Highway, continue on PR- 22 until the intersection with Road 167, continue on Road 167 until the intersection with Road 165, continue on Road 165 until the intersection with Road PR-22, continue on PR- 22 until the intersection with Road 2, continue on Road 2 until the intersection with Road 1, continue in Road 1 until the intersection with PR-22, continue on PR-22 until the intersection with Road 26, continue on Road 26 until the intersection of Road 3, continue on Road 3 until the intersection with Road 188

Minimum Sq. Ft. (ABOA): 9,170 sq ft

Maximum Sq. Ft. (ABOA): 9,629 sq ft

Additional Requirements: The building should be a single-story structure; however, a two-story building will be considered providing ATF occupies the first and second floors and the building meets ADA requirements.

The warehouse space shall have the following minimum requirements within the facility:

I. Slab to ceiling, minimum 15’-0” clear height

II. A minimum of 25’ column to column spacing

III. Drive-in capability (i.e. slab on grade

access or ramp access)

IV. Back-up Generator. An available, ready for use by tenant to store

furniture, equipment, Vehicles, etc. Lease shall be fully service to include utilities, Janitorial Services, Pest Control, Facility Maintenance, etc. (including to the loading doors access, quality control and fuel, as needed for the Generator Back-up). 14' x 12' electrically operated overhead coiling garage door required



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
