Additional Requirements: The building should be a single-story structure; however, a two-story building will be considered providing ATF occupies the first and second floors and the building meets ADA requirements.
The warehouse space shall have the following minimum requirements within the facility:
I. Slab to ceiling, minimum 15’-0” clear height
II. A minimum of 25’ column to column spacing
III. Drive-in capability (i.e. slab on grade
access or ramp access)
IV. Back-up Generator. An available, ready for use by tenant to store
furniture, equipment, Vehicles, etc. Lease shall be fully service to include utilities, Janitorial Services, Pest Control, Facility Maintenance, etc. (including to the loading doors access, quality control and fuel, as needed for the Generator Back-up). 14' x 12' electrically operated overhead coiling garage door required
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
