The Southern Arizona Veterans Affairs Health Care System currently leases 16,142 rentable square feet (RSF) of space at 3111 South 4th Avenue, Yuma, AZ 79925 known as the Yuma Community Based Outpatient Clinic (CBOC). The Yuma CBOC s lease expires on August 12, 2027. The Veterans Affairs (VA) intends to relocate in accordance with (IAW) the authority outlined in PACT Act Section 704 - Academic Affiliate. The VA intends to pursue a sole source acquisition with Yuma Regional Medical Center (YRMC) through the approved Academic Affiliate agreement to expand the space need for Yuma CBOC from 16,142 RSF to 31,500 RSF.

The VA will require any alternative space being offered to meet the following criteria:

A lease for up to 20 years; 15 years firm.
Occupancy is required by August 13, 2027.
Offered space can be on no more than one (1) floor.
Shall provide at the minimum of 31,500 rentable square feet (RSF); with a maximum of 33,075 RSF.
On-site parking for a minimum of 160 vehicles is required, of which at least two (2) spaces must be ADA compliant.
Proposed property shall not be located within the 100-year flood plain.
The proposed property must be within the delineated area as follows: North: W 8th Street /S Avenue C/W 1st Street/Interstate 8 South: E County 14th Street / East: S Foothills Blvd West: S Avenue D.

To be included in initial considerations, interested offerors shall address ALL the following when responding to this announcement:

Proposed Property address with a map showing property within the delineated area.
Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner.
Documentation evidencing that proposed property is outside the 100-year flood plain.
Documentation delineating the cost advantages to the Government for relocating to proposed space.
Documentation delineating offeror s ability to meet all the Governments requirements identified in this announcement.
Amount of space offered.
Cost. i.e. dollar per square foot.
Number of parking spaces. Note, the above figures are minimums, there is no maximum.
Date space is available.
Other pertinent information that will help the VA determine if alternative relocation will be economically advantageous.

Interested offerors shall include the following title in the subject line of the email, RFI # 36C24W25Q0001, Yuma CBOC . Please note, email size shall be limited to 5 MB, therefore multiple emails maybe required.
