Lacrosse Field Development & Operation
Description:

The Farmingdale State Development Corporation is a domestic not-for-profit organization
registered in Farmingdale, New York. Our primary purpose is to manage and develop
underutilized land and properties associated with Farmingdale State College. This includes
initiatives like creating athletic fields and, potentially, housing developments.

Farmingdale State Development Corporation (“FSDC”), seeks a long-term partner to design,
build, and operate a multi-field athletic complex (“The Complex”) focusing on tournament
lacrosse on the campus of Farmingdale State College.

Acting in accordance with Chapter 538 of the Laws of 2022, Farmingdale State Development
Corporation will enter into a long-term ground lease with the State University of New York for
the approximately 16-acre parcel of land that has been identified by the College for the
development of a new state-of-the-art athletic complex.

FSDC seeks a development partner who will complete the design, construction, and operation of the facility as follows:

  • The developer will cover all costs, including but not limited to survey, engineering,
    site work, design, architecture, construction, legal fees, permitting, and all other
    costs associated with the operation of the Complex.
  • All funding must be secured and committed prior to project commencement, and
    evidence of funding must be provided in response to this RFP.
  • All funding must be secured without any encumbrance on the FSC property, including liens, mortgages, or any other collateral debt.

Developer must have a proven track record of large-scale construction projects as well as operation of commercial facilities, including but not limited to athletic facilities, restaurants, hotels, or other similar hospitality businesses. Developer must also have a proven track record of organizing and hosting national-scale lacrosse tournaments.

The Complex to be built and operated by the selected developer should meet the following minimum specifications:

  • Multiple NCAA regulation-sized synthetic turf lacrosse fields with all requisite site
    work and drainage
  • Exterior perimeter fencing
  • Field lighting
  • Optional:
    o Support building, including restrooms and concessions
    o Parking

The developer should propose a concept including the number of fields, expected tournament usage, potential for campus use, and revenue opportunity for site utilization.

Following the selection of the development partner, the successful respondents will enter a long-term ground sublease with FSDC and the developer agreement. The Developer will present all plans, designs, and specifications for the development of the Complex to FSDC for review and approval.
