Public Works Building – Restroom Remodel

The Town of Carrboro is seeking informal bids for the remodel of a restroom facility located at the Public Works Building at 100 Public Works Drive, Carrboro, NC 27510. The work involves converting an existing single-stall restroom and adjacent two showers into a new ADA-compliant two-stall restroom. The project includes demolition, plumbing, framing, flooring, fixtures, lighting, and finishes. One section of wall to be removed and reconfigured is likely load bearing. The building will remain occupied throughout the project.  Work and schedule must be coordinated with Project Manager. All work must meet all applicable building codes and ADA requirements. Applicable permits will be the responsibility of the contractor. See attached proposed drawing for reference.

Scope of Work

The selected contractor will be responsible for the following work:

  1. Demolition:
    • Demolition and removal of the existing single-stall restroom and two showers, including existing CMU and wood framed walls, plumbing and all related fixtures.
  2. Plumbing:
    • Cutting and patching of the concrete slab to install new plumbing for two stalls, including necessary drainage and water lines.
  3. Framing and Construction:
    • Framing of new walls to accommodate a new two-stall restroom with proper ADA clearances and requirements.
    • Address structural requirements as needed for reconfigured walls.
  4. Flooring:
    • Installation of new VCT or similar flooring throughout the restroom area.
  5. Fixtures and Hardware:
    • Installation of new plumbing fixtures, including ADA-compliant toilets, sinks, faucets, and all necessary connections.
  6. Toilet Partitions:
    • Installation of new ADA-compliant toilet partitions, ensuring privacy and accessibility.
  7. Mechanical, Electrical, and Lighting:
    • Installation of new ducted exhaust fan, lighting fixtures, motion sensor switch, and electric outlet. Electrical work will include necessary wiring and connections.
  8. Finishes:
    • Application of all required finishes including paint, trim, and other touch-ups to complete the project to a high standard of quality.


Bid Submission Requirements

All interested contractors are requested to submit the following in their bid proposal:

  1. Company Information:
    • Name, address, and contact information for the bidding company.
    • Proof of licensure and bonding in accordance with North Carolina state regulations.
  2. Project Timeline:
    • A proposed timeline outlining the start and completion dates of the project.
  3. Bid Price:
    • A detailed cost breakdown for the scope of work listed above. This should include labor, materials, and any other associated costs.
  4. Previous Experience:
    • A list of relevant experience in similar projects, particularly those involving ADA-compliant restroom renovations.
  5. References:
    • Contact information for at least two references from previous projects of similar scope and scale.


GENERAL INFORMATION

North Carolina statutes provide a flexible methodology for municipalities to receive bids without the formal bid process required by GS 143-128.2 and GS 143-129. For projects over $500,000, the state requires a formal bid process. The Town of Carrboro has elected to be more restrictive than the state statutes and requires a formal bid process for projects costing $300,000 or more. For informal bid projects, the Town invites individual businesses to submit bids for the project.

It is responsibility of the bidder to confirm all dimensions and existing conditions.

Winning bidder agrees to enter into a contract with the Town of Carrboro for the work detailed in this request.  Please see the attached standard service agreement for contract terms and conditions.
