To provide all labor, materials, equipment and anything incidental to.
3.1.1 Removal of existing ballasted roof.
3.1.1.1 Contractor must remove existing ballast rock and dispose of in an approved location on site. Site to be determined by the Director of Maintenance at Mildred Mitchell-Bateman Hospital.
3.1.1.1.1 Contractor must remove and dispose of built-up roof that is underneath the current roofing.
3.1.1.2 Contractor must remove existing roofing system down to concrete decking at a minimum 18,750 square feet equivalent to (187.50 square) of roofing. All measurements on roof size and additional components, i.e.: gutters, downspouts, etcetera are estimates only to be used for the bidding purpose. Vendor will be responsible for verifying all measurements prior to installation and actual needs will be provided, whether it is greater or less than stated. The elevator penthouse is included in this project.
3.1.2 Installation of new ballasted roof.
3.1.2.1 Contractor must mechanically fasten and or use a low-rise foam adhesive, a minimum of 2.5" Polyisocyanurate, or equal insulation, 1/8" slope per foot, fully tapered insulation of the entire roof area. Average R-Value of tapered insulation shall be R-25 at a minimum. Add wood blocking as necessary, at perimeters to maintain a constant perimeter edge height equal to or above the maximum height of tapered insulation. Insulation should be added to the back side of the parapet wall to ensure a smooth transition between the existing masonry wall and the coping stone.
3.1.2.1.1 Roofing must be at IBC code at minimum in all areas.
3.1.2.2 Contractor must install a Carlisle, or equal .060 fully adhered Ethylene Propylene Diene Monomer (EPDM) rubber roof system over new insulation with all membrane seams overlapping a minimum of 4 inches.
3.1.2.3 Contractor must replace existing roof hatch with a 36"x30" BILCO Model s-20, or equal roof hatch. Roof hatch must have a fixed railing system such as BILCO RLS-2, or equal. Posts and railings shall be 1 ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¿ÿ¼" schedule 40t6 aluminum piping and spring hinges and all fasteners shall be stainless steel.
3.1.2.4 Install approximately Thirty+ (30+) 30" x 30" EPDM Pads around existing rooftop equipment to protect roof from foot traffic due to maintenance of equipment.
3.1.2.4.1 Location of the EPDM pads will be the determination of
Mildred Mitchell-Bateman's Maintenance Director.
3.1.2.5 Contractor shall fabricate and install approximately 900 linear feet coping material. Coping Material shall be 24-gauge in thickness and shall have a finish Kynar 500, or equal coping material. Color to be chosen from standard color chart by Mildred Mitchell-Bateman Hospital Maintenance Director.
3.1.2.5.1 Kynar is a PVDF resin system. PVDF is a fluorocarbon
based polymer.
3.1.2.5.2 Width's and length's will be determined by Contractor.
3.1.2.6 Contractor must provide and connect all new retro-fit roof drains.
3.2 WARRANTIES
3.2.1 Contractor must, upon completion, furnish a written 20-year manufacturer's warranty for all labor and material.
3.2.2 Contractor must provide a two (2) year maintenance warranty.
3.2.3 Contractor must start all warranties upon completion of the installation and once approved by the Construction Manager.
