Summary

Leon County is seeking a qualified commercial real estate Broker to provide nonresidential real estate services on an as-needed basis to support the County’s purchase, lease, sale, and site selection activities. The objective of these services is to enhance the County’s efficiency and effectiveness while delivering high-quality customer service throughout each transaction.

It is anticipated that the selected Broker(s) will serve primarily as Leon County’s Single Agent , however, on occasion, the broker(s) may be requested to serve as a Transaction Broker. Services may include real estate acquisition project management and negotiation, consulting, commercial leasing and advisory services, property marketing and sales, staff support, and special real estate projects as needed.

Excluded services under this contract include appraisals, surveying, environmental assessments, title or closing services, and legal services.

For County-owned property sales, the Broker will be responsible for marketing properties through the Multiple Listing Service (MLS), online platforms, trade publications, and other appropriate advertising media, and will assist the County’s Real Estate Office throughout the contracting and closing processes. For property acquisitions, the Broker will assist with evaluating appraisals, providing contract input, and supporting the County through closing.

All services must be performed in compliance with applicable local and state laws, administrative codes, and County directives.

Only proposals meeting the minimum qualifications will be evaluated and scored.
