Request for Proposals (RFP) - Real Estate Broker Services
1. Introduction
The City of Adrian (“City”) is soliciting sealed proposals from qualified and licensed real estate brokers to provide professional real estate brokerage services for the sale of City-owned real property. The selected broker will assist the City through all phases of the marketing and sale process, from pricing analysis through closing.
2. Scope of Services
The successful proposer will be expected to provide, at a minimum, the following services:
• Analyze the subject property and recommend an appropriate sales price, supported by comparable market data
• Propose and disclose broker commission fees and any other related costs
• Develop and implement a marketing strategy for the sale of the property
• Conduct open houses and/or property showings, as appropriate
• Provide ongoing verbal communication with other real estate brokers and interested parties
• Serve as the City’s primary point of contact with prospective buyers
• Coordinate all steps required to close, including collaboration with the City, buyers, title company, and other professionals as needed
• Provide regular status updates to designated City staff

3. Proposal Submittal Requirements
All proposals must include the following information and materials:
A. Cover Letter
• Signed by an authorized representative of the firm
• A brief statement of interest and summary of qualifications
B. Background Information
• Description of the firm’s experience in real estate brokerage, particularly with public or municipal property
• Broker license information and confirmation of good standing in the State of Michigan
• Identification of the individual(s) who will primarily serve the City
• Name, address, phone number, and email address of main contact
C. Marketing Methods
• Description of proposed marketing strategies, including listing platforms, advertising methods, outreach to broker networks, and other promotional efforts
D. Additional Services
• Description of any value-added or optional services offered beyond the minimum scope
E. Fee Schedule
• Proposed commission structure and any additional fees
• Disclosure of all costs that may be charged in connection with the services

• Late proposals will not be considered.
5. Evaluation Criteria
Proposals will be evaluated based on, but not limited to, the following criteria:
• Experience and qualifications of the broker and firm
• Understanding of the project and proposed approach
• Effectiveness of marketing methods
• Fee structure and overall value to the City
• References and past performance
