The work includes the complete demolition and removal of the existing two-story, approximately 42,000-square-foot commercial hotel building located at 4243 Inn South Avenue, Montgomery, Alabama, including all architectural, structural, mechanical, plumbing, and electrical systems. The contractor shall dismantle and properly dispose of all building components, finishes, and equipment; remove the roof, walls, windows, doors, floors, foundations, and any canopies; and extract all interior systems, including HVAC units, ductwork, piping, insulation, water heaters, plumbing fixtures, fire sprinkler systems, and electrical panels and conduits. Existing utility connections—including water, sewer, gas, and fire service lines—shall be disconnected, capped at the points indicated, and coordinated with the appropriate utility providers. Any pool on site shall be infilled and compacted to 98% density, and concrete slabs or sidewalks affected by demolition shall be removed, backfilled, and graded to facilitate mowing and positive drainage without blocking existing storm systems. The contractor shall clear all landscaping slated for removal, install and maintain erosion and sediment control measures per ALDOT specifications, and keep the site free of accumulated debris. All materials designated for salvage by the Owner shall be turned over as directed; otherwise, all demolished materials shall be legally disposed of in an EPA-approved landfill. The contractor shall secure and maintain all required permits, bonds, and clearances from applicable agencies, comply with national, state, and local building codes, and protect adjacent utilities, site elements, and remaining improvements throughout the duration of the work.
