LEASE OF SPACE FOR 2832 GENERAL MEYER AVENUE

This Addendum and Clarification item forms a part of the RFP Documents and modifies the original

RFP Documents issued June 17, 2026. Acknowledge receipt of this Addendum on the Addendum

Form of the Request for Proposal. Failure to do so may subject proposal to disqualification.

This Addendum consists of 6 Page(s).

CLARIFICATION:

Please be advised that the Bid submission due date has been extended to July 28, 2026 @ 1: 00 P.M.

Please be advised that the Issuance of Addenda deadline has been extended to July 15, 2026.

Please revisit on or after July 15, 2026 website to ensure that no additional addenda has been issued.

Question No.1 : Will the lessee be granted access through both gates adjacent to the leased area?

Answer : Yes, The lessee will be granted access through the gates serving the designated leased

area, as shown on the attached site exhibit.

Question No. 2 : Will vegetation ( i.e. trees, shrubs, and foliage) adjacent to the leased area be

trimmed or removed by the District?

Answer : The property is being offered in its current condition. The District makes no

representation regarding future vegetation removal, fence repairs, or other site improvements.

Question No.3 : Will the District provide grounds maintenance within the leased area?

Answer : No. In accordance with the ITB, the lessee shall be responsible for maintenance of the leased

premises and the access road serving the leased area.

Question No.4 : May utilities such as electrical service and water be extended to the leased area?

Answer : Yes, subject to all applicable permits, approvals, and utility provider requirements. As stated in

the ITB, the lessee shall be responsible for establishing, connecting, restoring, maintaining, and funding all

utility services and related infrastructure. The District shall have no obligation to provide, repair, or fund

utilities or infrastructure improvements.

Question No.5 : May the lessee place a temporary office trailer, storage container, or similar structure

within the leased area?

Answer : Any trailers, storage containers, structures, or other improvements proposed for placement on the

leased premises shall be subject to all applicable laws, regulations, permitting requirements, and any

approvals required under the lease agreement.

Question No.6 : Would the District consider allowing use of adjacent building space, including the locker

room area, for storage purposes?

Answer : No. This solicitation is limited to the designated exterior area identified in the ITB and attached

site exhibit. Access to or use of interior District facilities or building space is not included as part of this

lease.

Question No. 7 : Are the existing parking lot lights and site lighting currently operational?

Answer : The District makes no representation regarding the current operational status of existing site

lighting. The property is being offered in its current condition.

Question No. 8 : Is District funding available to support site improvements, utility installation, operations,

or other costs associated with the leased premises?

Answer : No. The District does not provide funding for site improvements, utilities, equipment,

operations, or other costs associated with the lessee's use of the property. The property is being offered in its

current condition, and costs associated with the lessee's operations shall be the responsibility of the lessee.

INSTRUCTIONS TO BIDDERS

Bids relative to the above will be received electronically until 1:00 P.M., on Tuesday, July 21,

2026

by the Orleans Parish School Board in the Procurement Office, Orleans Parish School Board, 2401

Westbend Parkway, Suite 5055, New Orleans, Louisiana 70114, for a twenty-four (24) month lease

(SEPTEMBER 15, 2026 – SEPTEMBER 14, 2028), and shall include an option to extend it for

two (2) additional one (1) year periods, subject to OPSB Board approval for the LEASE FOR 2832

GENERAL MEYER AVENUE only for the following described property in Orleans Parish,

Louisiana :

1-acre at 2832 General Meyer Avenue (rear parking lot)

The reserve price for this lease is a minimum of $12,000.00 per year. The lease will be awarded

to the highest bidder. As required by R.S. 17:87.8, all bids submitted must be accompanied by a

cash payment or a certified cashier's check in a sum equal to one year's rental or lease amount.

The successful bidder will be required to furnish the certificates of insurance and copies of

insurance policies providing the coverages specified in the bid documents.

The bids will be awarded in accordance with La. R.S. 17:87.8. The Owner reserves the right to reject

any, and all bids, and to waive any information incidental thereto.

1. Bids must be sealed in envelopes plainly and prominently marked "BID FOR LEASE OF

2832 GENERAL MEYER AVENUE." SAID BIDS SHALL BE OPENED AT 1:00 P.M.,

3. The reserve price for this twenty-four (24) month lease is a minimum of $12,000.00 per

year ($1,000.00 per month). Any proposal/bid submitted lower than this amount will be

rejected as nonresponsive.
