The U.S. Government currently occupies office and related space in a building under a lease in Sarasota, FL, that will be expiring. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
The Department of Veterans Affairs desires to lease approximately 18,068 RSF clinical space in Sarasota, Florida for use by VA personnel, furnishings, and equipment for the Sarasota CBOC. On-site parking for 71 vehicles is required, of which at least 10 spaces must be ADA compliant. A full-service lease up to five Years will be considered.

Proposed Property shall not be located within the 100-year flood plain.
To be considered, space must be in Proximity to amenities and building support services such as public transportation within or bordering/facing the delineated area as follows:
North: E on University Pkwy, N on Market St, N on Natures Way, SE on Lakewood
Rach Blvd, E on University Pkwy
South: W on SR 72
East: S on Lorraine Rd, W on Fruitville Rd, S on Debrecen Rd, S on Palmer Blvd,
S on Lorraine Rd
West: N on McIntosh Rd, W on Fruitville Rd, N on Tuttle Ave
A market survey of offered properties will be conducted by VA staff. Interested offerors (owners, brokers, or their legal representatives) should submit site-specific information concerning their properties to Brittany Rodriguez by e-mail only no later than 2:00 PM on August 29, 2025, at the following:

Expressions of interest must contain the following information:
· Building name and/or address and location of the available lease space.
· Number of spaces to be offered for parking space, fully serviced.
· Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any.
· Date of space availability
· Building ownership information and authorization from the owner to offer the property if applicable.
· Energy efficiency and renewable energy features existing within the proposed building
· List of services provided (Utilities, janitorial, pest control, security monitoring, etc.).
The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
