The Ketchikan Gateway Borough desires a qualified Design-Build team to reconstruct the South Tongass Fire Station #4 located at 5690 Roosevelt Drive in Ketchikan, Alaska. Work will consist of restoring the 6,000-s.f., two-story building of Type V-A construction to usability. Restoration work will include assessing sufficiency of existing water and sewer piping, hydronic water supply, and electrical conduits throughout the building, and repair or replacement of all damage services; installation of new electrical, lighting, mechanical and plumbing fixtures throughout the building; repair or replacement of fire damaged framing elements; replacement of all wall, floor, and ceiling finishes, and interior doors; replacement of garage doors; and selective demolition and replacement of fire-damaged windows and siding.
Design services will include design and installation of a new sprinkler system, and review of electric circuits to ensure sufficient supply for the operations of the building under current operational load.
On April 9, 2024, the South Tongass Fire Station #4 was subject to a structure fire which rendered the building unusable until renovated. Selective demolition during the summer of 2024 removed all smoke damaged finishes: exposed plastic piping located near to hot spots and effectively all in-wall electrical wiring was rendered unusable. Areas were damaged differentially: the boiler room remains intact, and the type I hood serving the second floor commercial kitchen was undamaged. All remaining finishes required removal. This project will be conducted through a design-build process in which the building restoration shall be considered a base scope, during which the selected design-build team will design and negotiate the price for building modifications and upgrades, including differences in finish materials, installation of new all-building sprinkler and fire alarm systems, and upgrades to the electrical system.
