Project Description: Provide all labor necessary to perform preventive maintenance on the chill water
plant system. Work shall generally consist of comprehensive maintenance of the
central plant and building equipment’s which includes but not limited to the
following: chillers, condenser and chill water pumps, variable frequency drives,
cooling towers, refrigerant monitor, controls, fan coil units, de- humidification
units, computer room a/c and related system components and accessories. Service
contract will be monthly for 1-year (12 consecutive months).

Special Instructions

All bidders are requested to attend a mandatory site walk-through. A site walk through is
scheduled for 8:00 a.m. Monday February 23, 2026. Contractors shall meet at the Physical
Plant Building Mechanical Engineer Office located at 2002 East-West Road. Contractors
interested in bidding the work must contact Carl Oshiro through email
(coshiro6@hawaii.edu), facsimile (956-5979) or by phone (956-0479) to confirm attendance
by 4:00 p.m. on Friday February 20, 2026. Contractors who DO NOT attend a mandatory walk-
through will not be allowed to bid on this work. Contract documents will be distributed at
the mandatory walk- through. Contractor is recommended to bring the maintenance technician
who will be performing/supervising the actual maintenance work to the site walk-through to
assure proper understanding of the university\'s requirements of the work. Contractor is
required to provide a cost breakdown at time of bid. The breakdown must equal to the total
cost of the bid. If correct breakdown is not provided at time of bid, the bid may be
disqualified. Maintenance contract will be for Bi-Monthly for 12 consecutive months
beginning as early as of April 1, 2026.
