Description: General Provisions
  • All work shall comply with the current Residential Code of New York State (RCNYS), the National Electric Code (NEC), and all local municipal code enforcement requirements.

  • Contractor shall obtain and post all required permits (building, electrical, mechanical, demolition, etc.), notify local code and electrical inspectors, schedule all required inspections, and obtain and submit all Certificates of Occupancy/Completion.

  • Contractor must provide current Workers’ Compensation, General Liability Insurance, and EPA RRP Lead-Safe Certification prior to contract execution.

  • All demolition and construction debris must be removed from the site and legally disposed of at an approved facility.

  • All work must follow manufacturer installation specifications, and warranties shall be provided to the homeowner at project completion.

  • Homeowners shall clear personal belongings from work areas before construction begins.

  • All materials must be ordered within 14 days of contract signing, and all work must be completed within 90 days of award unless otherwise approved by NRDC.

  • Contractor shall provide biweekly progress updates to NRDC and maintain open, timely communication throughout the project. Regular communication is a condition of payment and critical to successful project delivery.

Quick Summary

This property is a single-family residence of approximately 2,780 sq. ft. on 0.55 acres, built circa 1900. It contains six bedrooms and 2.5 bathrooms, with a kitchen, living room, utility room, storage room, and master bedroom on the first floor, and five bedrooms with a full bath on the second floor.

The home has significant structural and code deficiencies that must be corrected to meet RCNYS and local code standards. The metal roof was improperly installed, allowing bat intrusion through openings in the fascia. Heat is not evenly distributed across both floors, the electrical system is outdated, windows are inoperable or inefficient, siding is incomplete, and the attached porch is deteriorated and unsafe. The chimney is no longer in use and will be removed to the roofline and capped.

This scope addresses all identified health, safety, and code compliance issues, including: wildlife exclusion, full roof replacement, fascia/soffit repairs, new egress doors and windows, siding and insulation upgrades, stair reconstruction, electrical system replacement, whole-house heat pump installation, and installation of code-required smoke and CO detectors.

Upon completion, the home will meet or exceed all applicable RCNYS, NEC, and local code requirements, with improved structural safety, energy efficiency, and habitability.
