Site visits begin promptly at the time, date and location specified above.
Note: As this site visit involves BC Ferries, please ensure reservations are made. In the event of delayed or cancelled Ferries the time will be postponed accordingly. If you encounter a Ferry cancellation or delay, please immediately contact Project Technologist, Carrie Okines C: 236-984-0390 provided via text to advise.
A sign-in sheet will be provided, and all Bidders are required to sign in. Note that submissions will only be reviewed for those Bidders who have attended and signed the sign-in sheet. No exceptions to this will be permitted.
All questions and enquiries from the site visit must be submitted to the ITT Contact person prior to the date and time as per section 3.2 Timetable.
Representatives of your firm attending a site visit must provide and wear appropriate Personal Protective Equipment.
Brief Description of Work
The work includes construction services for conversion of CRU space to office/meeting space and as further set out at Appendices:
Appendix E – Specifications and Drawings
Convert Commercial Retail Unit to; 1 office space, 1 testing facility space & convert existing commercial pizza kitchen and common areas to 1 open space for conference/meeting space.
Work to include:Demolition as needed. Building confirmed ACM containing and Asbestos Report completed & as provided in bid. Renovation inclusive of flooring, walls, ceiling, electrical, ventilation, plumbing, lighting, and to include upgrades to existing 2-piece bathroom and installation of pressure assisted toilet. Office space 1 to include kitchenette inclusive of bar fridge, coffee station & handwash sink. Testing facility space to include hand wash sink and lockable cabinetry. Replace 4 entrance/exit doors to CRU with metal security doors inclusive of security windows with shatter less glass. Existing windows to be glazed with security film. Install heating & cooling system and ventilation system. Fire alarm system and sprinkler existing but to be reconfigured to code as required. Lighting & Electrical upgrades required. Removal & disposal of signage from front of building including the standalone pole and sign. Cap and/or remove existing rooftop HVAC ventilation systems. Heating/Cooling preference: electric baseboards and cooling, mini split systems. Exterior cladding and/or roof repairs as required.

The unit is vacant, however, the shelter above is occupied so all work performed is to take into consideration city/district regulations and BC Housing guidelines regarding noise resultant from construction.
Time frame for completion of work is June 2026.
Exclusion of United States Based Suppliers
Suppliers based in the United States are excluded from responding to this ITT. BC Housing reserves the right, at its discretion, to allow United States based suppliers to respond, in the event no reasonable alternatives are available.
The successful Bidder must cascade this requirement to subcontractors and suppliers engaged in the performance of the resulting contract. The successful Bidder shall be responsible for verifying and demonstrating compliance with this requirement and shall provide evidence of such compliance upon request by BC Housing.
