Request for Proposal (RFP)Architectural Services for the City of Centerville, Ohio1. Introduction
The City of Centerville, Ohio is seeking proposals from qualified architectural firms to provide comprehensive architectural services for the interior and exterior work necessary to preserve the historically valuable building of the Munger House located on the west side of Yankee St., across from The Golf Club at Yankee Trace, Centerville, Ohio.
Given that Edmund Munger was a well-respected Brigadier General, his quick action and bravery to protect the area of Centerville is foundational in representing the history and identity of the city. In addition, given the premier location of the Munger House, improvements of such a historical building are necessary for the overall aesthetic appeal of the surrounding neighborhood. Rehabilitating this existing building rather than demolition and new construction is the most cost effective way to enhance the property and local community.
2. Project Overview
The project will achieve two main aspects: the completion and creation of a comprehensive master plan of the building and the surrounding area as well as executing renovations to preserve the historical Munger House. This project will provide the local community with a greater sense of historical significance and will serve as a catalyst for revitalization in a premium area of Centerville.
The following modifications are planned as part of the renovations of the structure and include, but are not limited to:

Cellar modifications for proper drainage and/or pump mechanisms in addition to exterior perimeter drainage to prevent pooling and seepage of water and water incursion

Exterior modifications to preserve the historical character of the house

Plaster walls and ceiling repairs
-
Custom woodwork and interior casework replicated to 1800s/early 1900s design
-
Replacement or restoration of old doors and windows due to their properties of a smaller useful lifespan
These services will include planning and design and cost estimating. The full project is estimated to cost between $100,000 and $500,000 depending on the plans and scope of the project.
3. Scope of Services
