QUESTIONS WITH RESPONSES
1. Where will the sewer line tie into or discharge to?
Remodeled restrooms will tie into sewer connection for existing restrooms.
2. Will portable restrooms be provided? Restrooms will need to be closed at some point during the renovation.
The contractor will be responsible for securing a handicapped-accessible temporary toilet facility in front of the
building when the upstairs bathrooms are out of use. The downstairs bathrooms must remain operational.
3. Are there any required vendors (for example, fire alarm contractors)?

4. Where is the fire riser located within the building? The fire riser is located on the lower level in a closet below the
auditorium. The access stair is on the plan south corner of the lobby.
5. What should be included in the project approach? Please provide additional details on what is required in this section.
The contractor should explain how they intend to coordinate construction activities with continued operation of the
theatre. Specifically, explain when work hours will cease during the days of scheduled shows and what interior
conditions/measures will be installed to reduce patron disruption. The approach should also detail how long the
upper restrooms will be out of operation. The contractor will be allowed to install a roll-off dumpster in a parking
space at the front of the building during construction. Dumpster must be emptied when full.
6. Provide clarification regarding equipment installation.
The City will be purchasing the bar and refrigeration equipment. The contractor will be responsible for the
installation of required utilities and the coordination of the installation of the equipment.
7. Clarify the marquee colors and signage.
The marquee sign will require submittal of final shop drawings for owner/architect review and approval of final
material color selections.
8. Are we pulling the permit for this project? If we are, are we covering the permit fees or will the city be covering it?
The contractor will be required to pull a permit and obtain all necessary inspections. The permit will have no fee.
9. Plan set SD is listed as not issued for construction, and there are layout differences between SD and ID/Arch. Is the plan set
SD to be ignored?
Final pricing set drawings are dated 2025.11.28 - RED CLAY in the file title. There are 5 sets: ARCH, FF&E, ID, PME,
and STRUCT. They are all issued for construction. SD set will be removed from the folder.
10. Are we to provide temporary toilet facilities or will the bathrooms downstairs be used instead?
The contractor will be responsible for securing a handicap-accessible temporary toilet facility in front of the building
when the upstairs bathrooms are out of use. The downstairs bathrooms must remain operational.
11. FT-1, Floor Tile, is listed as only being polished black tile. Is there a specific SKU that is desired or is an allowance okay?

12. T-1 is listed as TBD. Is there a specific tile that is desired? The plan set, SD, has a page between 2.4 and 3.2 that identifies
two tiles. Are these the desired products or are we to exclude SD's design for our proposals.

13. A-3.1 calls out that the contractor is to confirm the condition of existing gutters and replace if necessary. Does architect have
a proposed color/profile/size?
Architect would like a darker color that is standard. Contractor to provide color samples of dark grays and black
during submittal process for Architect to review from GCs specific manufacturer.
14. Please verify that all arches are to be made out of millwork rather than GWB.
Arches will all be part of millwork scope, however contractor will need to coordinate with millwork sub the needed
rough framing. Assume at this time that GWB below the arches is not part of the scope.
15. Is the contractor required to purchase the bar and refrigeration equipment?
The City will be purchasing the bar and refrigeration equipment. The contractor will be responsible to coordinate the
installation of the equipment.
16. What should the contractor do with the existing front marquee sign?
The existing front marquee sign should be carefully removed as the City may opt to reinstall it at another location
under a change order.
17. Are we to provide / install kitchen equipment?
The City will be purchasing the bar and refrigeration equipment. The contractor will be responsible for the
installation of required utilities and the coordination of the installation of the equipment.
18. Concessions bar and Ticket / reception bar both have ‘PT-X’ called out as the bar wall finish. This is not on the finish
schedule. The finish schedule calls out WC-5 and WC-6 as the concessions bar wall finishes. The elevation seems to show a
half circle trim detail. The finish selection schedule in Arch plans calls for Leather Upholstered Surface. Please confirm the
finishes of these bar walls. The ticket/reception bar only shows ‘PT-X’
Reception counter wall finish is WC-5 with SS-1 as counter finish. The bar counter wall finish is WC-6 for the top
portion and WC-5 for the bottom portion with SS-1 as the counter finish.
19. 1/ID-2.1 and the RCP show painting the existing drywall ceiling above the acoustic panel in the lobby. Are we to demo
existing lights, registers, sprinkler heads, smoke detectors, etc in this ceiling? If so, are we to remove existing wire and patch
drywall or installing blank cover plates on existing electrical boxes?
See A-1.3 demo plans with keynotes. All finishes are expected to be patched where work is completed for a clean
finish. Contractors sprinkler/fire sub must provide stamped drawings which indicate which equipment would need to
be relocated resultant of the renovation.
20. Are we to demolish existing crown molding at lobby ceiling for new soffit?
Means and methods - if the contractor feels that it is in the way of framing for the soffit shown, then she/he may
choose to remove it. It is not part of the new design.
21. Are we to quote ‘grayed-out’ alternate materials shown on FF&E schedule (ie. Silikal epoxy base)?
Yes. These alternate materials will be considered by the Owner and Architect if they provide significant savings.
22. Please provide detail for pullup burgundy leather. Are we to wrap a substrate and install on the bar face or fasten and trim
out the edges?
This is an upholstery channel or bolster. Typically, an upholsterer would use dense foam and wrap it, then affix it to
the bar die with clips, cleats, or similar. The expectation is that this would fall under the scope or umbrella of the
millwork team selected to do the greater millwork design, which includes the concession stand/bar die.
23. RFP states to use form provided for breakdown of our proposal. Please provide form.
The proposal is lump sum. Disregard this sentence.
