Description

General Services Administration (GSA) seeks to lease the following space:



State: Massachusetts



City: Concord and surrounding area



Delineated Area: Start at the intersection of I-495 and US-3. Go south on I-495 until MA-111. Follow MA-111 east until Stow Rd. Go south on Stow Rd / Boxboro Rd until Packard Rd. Go south on Packard Rd to MA-117. Go west on MA-117 until Hudson Rd. Follow Hudson Rd south to Old Stow Rd. At the end of Old Stow Rd, take Cox St to the west to Lincoln St / MA-85. Follow MA-85 south until Framingham Rd. Take Framingham Rd east until it turns into Farm Rd. Follow Farm Rd northeast until it turns into Broadmeadow St. Go south on Parmenter St, onto Parmenter Rd, to Pine Hill Rd. Follow Pine Hill Rd south until MA-30. Go west on MA-30 until Pleasant Street Connector. Go east on Pleasant Street Connector until MA-9. Continue east on MA-9 until I-90. Take I-90 east until I-95. Go north on I-95 until River Rd, which turns into South St. Follow South St north to Highland St. Go east on Highland St to Felton St. Go north onto Moody St to US-20. Take US-20 east to Lexington St. Go north on Lexington St until Lincoln St. Follow Lincoln St northwest until Smith St. Take Smith St north until it turns into Spring St and then Marrett Rd. Follow Marrett Rd east until Waltham St. Go north on Waltham St until Massachusetts Ave. Go west on Massachusetts Ave to Bedford St to Hancock St. Go north on Hancock St to Adams St. Follow Adams St to Middlesex Tpke. Go north on Middlesex Tpke to Wheeler Rd. Go east on Wheeler Rd / Blanchard Rd until S Bedford St. Follow S Bedford St east until US-3. Take US-3 north until Burlington Mall Rd. Follow Burlington Mall Rd west until Middlesex Tpke. Take Middlesex Tpke northwest until Concord Rd. Go west on Concord Rd until US-3. Follow US-3 north until I-495, ending at the starting point.

Additional Requirements:




  • Space must be contiguous (over multiple contiguous floors is acceptable).

  • Tenant agency requires “line of sight” from rooftop of building to Wachusett Mountain Tower. Compliance with this requirement will be determined via field test by tenant agency experts.

  • Tenant agency cannot accommodate swing space or phased construction-in-place for this procurement.



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1 or 0.2 percent-annual chance floodplain (formerly referred to as “100-year” and “500-year” floodplains).



Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The U.S. Government currently occupies office and related space in a building under a lease in Concord, MA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
