LEGAL NOTICE
The Town of Needham requests qualifications for
Construction Management at Risk (CMR) services for:
Pollard Middle School in Needham, MA
(Contract ID # 26BDC180B)
The project is currently in Preferred Schematic phase.
The Request for Qualifications will be available beginning November 20, 2025, from the
Town’s web site www.needhamma.gov or by request to Kathryn Copley at
kcopley@NeedhamMa.gov by email or by phone at 781-755-7550 x. 314.
Firms submitting a Statement of Qualifications should have prior Construction Management at
Risk experience related to the size and scope and experience including phased addition/ renovation
or phased new construction of school building. CMR fee through schematic design will be a not to
exceed amount of $150,000. Fee beyond schematic design will be negotiated based on proposal
submitted during the second phase of the CMR selection process. The estimated construction cost
for the project is: $200 to $245 million depending on the selection of the Preferred Schematic
option.
A Briefing Session will be held on Tuesday, December 2, 2025, at 11:00AM at the Public
Services Administration Building, Charles River Room, 500 Dedham Ave, Needham, MA.
The Briefing Session is strongly encouraged but not required to submit qualifications.
Responses addressed to the Town of Needham, Permanent Public Building Committee, 500
Dedham Ave, Needham, MA 02492, are due on:
Friday, December 19, 2025, by 2:00 PM.
This is a two-stage selection process per MGL ch149A. Request for Qualifications will be
reviewed by the Pre-Qualification Committee. Only firms deemed qualified will be invited to
submit Stage 2, Request for Proposals (RFP) for the project. All decisions made by the Pre-
Qualification Committee are final and not subject to appeal except on grounds of fraud or
collusion.
The Town of Needham reserves the right to accept or reject any or all responses submitted per the
criteria outlined in the RFQ that it considers are in the best interest of the Town.
