BACKGROUND
The roofing system at Kamsack Hospital is in need of repair. Issues include but are not limited to: rectification of roof and attic issues that cause condensation, heat loss and ice damming.
DESCRIPTION OF SERVICES
The Consultant shall perform the following services in connection with the project:
Prime consultant services are required to design roof system, project documents, detailed drawings, tendering, project management and contract administration for the replacement of roof system at Kamsack Hospital.
This facility has several different types of roof systems. The following are some general descriptions of the roof systems on the facility:
• Roof sections 1-12, & 15 are all low-slope roofs that are serviced with central drains.
• Roof section 13 is a sloped roof that is drained by an eaves trough.
• Roof section 14 is a small roof located at the top of roof section 13. It drains onto roof section 13.
• There are several flashing details on the PVC roof systems that should be addressed to prolong the life of
• the roof systems.
• There were several large areas on roof sections 5 & 10 that indicated areas suspected of entrapped moisture. Roof section 10 tested positive for entrapped moisture on over 90% of the roof surface. This is suspicious and may indicate an anomaly that requires intrusive testing to confirm.
• There is asbestos containing insulation that would need to be removed for the work to proceed.
