Subject to conditions prescribed by the University of California, Los Angeles, responses to the University's prequalification documents for a CM at Risk contract are sought from prospective prime contractor bidders (hereafter “bidders”) for the following project:
200 Medical Plaza (MP200), also known as the Peter Morton Medical Building, is an eight-story (6 above grade, 2 below grade) 358,579 gsf (226,959 asf) outpatient medical facility constructed in 1990 and located at the southwest corner of the UCLA campus between Westwood Plaza and Gayley Avenue. The range of services within the facility includes a Family Health Center that provides primary care for routine illnesses, clinics providing outpatient treatment for complex cancers, and an Outpatient Surgery Center that enables patients to return home the same day following various types of procedures. The existing emergency power system is original to the building and is at the end of its service life, rendering it vulnerable to failure. Failure of the system to operate during a power outage would negatively impact patient safety across the entire building by interrupting power necessary for patient care. Timely replacement of the system would mitigate this risk. This project includes the replacement of two existing emergency generators and associated components in their entirety for a complete and current code-compliant emergency power system. Items include, and may not be limited to, the following: • Removal, decommissioning, and replacement of two existing 1000 kW emergency diesel generators and controls. • Removal and replacement of existing load banks with new resistive load banks corresponding to new generator capacity. • Removal, decommissioning, and replacement of existing day fuel tank to serve the new generators. • Removal and replacement of diesel exhaust treatment system to meet current South Coast Air Quality Management District (SCAQMD) requirements. • Removal and replacement of seven Automatic Transfer Switches (ATS), paralleling switchgear, and conductors in their entirety (currently distributed throughout the building). • New interior ATS Room. • Temporary generator and fuel tank, electrical gear, and portable ATS throughout construction. • Support of temporary power cables on the exterior of the building. • Temporary disconnect feeder, southwest of Parking Structure 1. • Weatherproofing and fireproofing around temporary cabling routed into the B-level central plant and rooftop electrical room. • Modifications to existing roof structure and enclosure to accommodate new loads. o Removal and replacement of roof membrane, insulation, substrate, drains, and waterproofing for areas affected by the work. o Expansion of the existing roof opening, including new structural framing, for new roof hatch and ladder. o Structural roof strengthening components as required. o New roof curbs for new equipment. • Restoration of interior components impacted by the work, such as fire sprinkler, heating, ventilation, and air conditioning (HVAC) system components, ceiling and wall repair and finishes. • Repair or replacement of existing ancillary components necessary to provide a complete, fully operational, code-compliant system. Includes new breakers for new paralleling switchgear.
