Additional Requirements: Tenant desires approximately 2200 sf of contiguous “Warehouse-type” space, 200 sf of which must be allocated to “office-type” functions. Building must be climate-controlled (heating and cooling) and protected with automatic fire suppression system throughout. A portion of main storage bays must be used to store several Tenant vehicles within Warehouse space. Two (2) 12’-0” W x 14’-0" H (minimum) roll-up door must be provided to allow vehicles the ability to drive in and out of the Warehouse space. Any required ventilation and exhaust of carbon monoxide for this area must be in accordance with federal and local codes. All office-type and all warehouse-type space must be contiguous and located at ground level. Below-grade or basement space will not be considered. Facilities with crawl spaces or attics will not be considered. Location must not be within 400'-0" of potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, or other similar uses. HAZMAT facility, low risk facilities, daycare, senior citizen centers or hospitals. The proposed facility must not be located within 400’-‘0” of public defenders, Immigration and Customs Enforcement (ICE), probation offices, Internal Revenue Service (IRS), universities, other businesses or facilities deemed unacceptable by Tenant Security for safety purposes. Higher ceilings may be proposed when beneficial or appropriate. 1. 16’0” or higher in inside parking or vehicle bay areas. Remote access to the BAS must be strictly prohibited.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
