To address increasing enrollment and the need to expand existing housing stock, UNC-Chapel Hill seeks to redevelop the site of Parker and Teague Residence Halls on the main campus. The current buildings house upperclass students in semi-suites containing four bedrooms sharing a bathroom with no common space within the suite. It is not predetermined if the redevelopment will result in a single, new residence hall or two separate buildings. The new residence hall(s) will accommodate approximately 550 to 600 upperclass residents in single and double rooms (likely in a similar semi-suite configuration as the current buildings) and should include both interior and exterior amenities.
UNC’s design team, led by Hanbury and William Rawn Associates, is currently studying the potential to include a parking deck structure as part of this project. Current options include parking below grade with the new residence hall(s) on top, the residence hall(s) laminated to the face of a parking deck structure, or a parking deck structure adjacent to the residence hall(s). A dining facility space is not anticipated to be part of this project, however there may be opportunities for smaller scale shell space for an outside vendor, such as a caf?. The University is currently engaged in the planning and design of several capital projects in close proximity to this site, so the team selected for this project will need to coordinate with the work of those other projects.
The project schedule is full occupancy by July 1, 2030.
The CMR team is to:
The University expects prospective CMR teams, and the individuals identified as members of those teams, to have demonstrated experience in all applicable aspects of project delivery, delivering projects on time and on budget, have experience in student housing for public universities, and experience with the SCO construction process. CMR proposals should include a comprehensive listing of all consultants and others needed to address the specific needs of the project. The CMR team must demonstrate the ability to construct facilities that are sympathetic to the existing campus context, campus operations, and considering the campus design guidelines.
