General Contractor Geriatric Clinic

Project Description: The objective of this Request for Proposals is to select a Construction Manager at Risk on behalf of El Paso County Hospital District d/b/a University Medical Center of El Paso. The selected Construction Manager at Risk shall provide preconstruction services for the Geriatric Health Center project, including cost estimating, constructability review, phasing analysis, procurement planning, and development of a Guaranteed Maximum Price for future consideration at the appropriate design milestone.
The intent is to engage the selected Construction Manager at Risk early to support design and pricing development and, if the project budget, Guaranteed Maximum Price, and terms of the negotiated AIA A133 form of agreement for construction phase services can be successfully aligned, to establish the basis for a subsequent construction phase agreement. Owner makes no commitment through this solicitation to award construction phase services.
Owner is advancing the Geriatric Health Center project as part of its bond funded capital program. The project consists of appx 50,000 SF outpatient clinic with 50 exam rooms and 15 urgent care rooms; imaging, pharmacy, and laboratory services will also be provided. The project site is located adjacent, immediately north of UMC Main Campus on the central side of El Paso, Texas.
