REMOVE / REPLACE existing Roof
Description:
Introduction
PERMIT, inspection, materials and disposal to be the responsibility of the contractor.
Contractor must follow all current safety protocol and is responsible for general job site safety and security.
Demolition:
-
Protect existing structure, shrubs, and personal property during removal, taking caution to keep all entrances free of hazards.

Remove existing shingles.
-
Remove existing drip edge and flashing.
-
Remove existing underlayment.
-
Remove and repair/replace all rotted decking. PROVIDE COST PER SHEET FOR REPLACING DECKING with 5/8” CDX, or matching existing roof decking.

Remove all gutters, metal Fascia and soffits at eaves and rakes on entire perimeter of all roofs.

All materials removed shall be the responsibility of the contractor to properly dispose of. Site shall be left free of nails and other debris and all landscaping/lawn areas shall be restored to their pre–construction status.
Installation:
-
Furnish and install new aluminum drip edge along all eaves and rakes, nailed in place per manufacture specifications.

Furnish and install ice and water shield along eaves and valleys per current and local code.

Flashings shall be installed in a manner that prevents moisture from entering the wall and roof through joints in copings, through moisture permeable materials and at intersections with parapet
walls
and other penetrations through the roof plane.

Furnish and install new synthetic underlayment, lapped min. 6 in. at horizontal seams and min. 4 in. at vertical seams (or as per manufactured specs).

Furnish and install new 30-year architectural roof shingles per manufacturer instructions on all appropriately pitched roofs.

Install self-adhesive or like replacement, on low pitched roofs.

Color will be verified with Agency/Owner. Brown or Black only

Nails shall be double hot-dipped galvanized roofing nails of sufficient length to fully penetrate roof sheathing and applied with at least 5 nails per shingle or nail pattern as recommended by manufacturer.

Furnish and install new ridge vent with shingle cap.

Furnish and install new roof boots, vents, etc. for all roof penetrations following manufacturer’s instructions or generally accepted construction practices.

Install brown vinyl perforated at all eaves and rakes.

Install brown metal fascia

Install seamless gutters on all roof eaves with leader drains extended to 6 feet from the foundation. Brown Aluminum.

Contractor will follow all manufacturers recommended installation procedures.

Upon completion, the site will be broom cleaned, and all demolition and construction debris will be removed from the site.

Contractor to be responsible for all safety training, protocol and work practices.
