The Town of Weston invites sealed bids for the Renovation to the Weston Brook School Apartments (Project No. 2026-FAC-03) in Weston, Massachusetts, as designed by LLB Architects, LLC.

All bids for this project are subject to applicable public bidding laws of the Commonwealth of Massachusetts, including M.G.L. c. 30, § 39M and M.G.L. c. 149, §§ 44A–44J, as amended.


The Project consists of an apartment conversion of the lower level of Building (A) at the Weston Brook School Apartments. This project is to be an interior renovation/ conversion of the lower-level space into two senior living apartments. The interior Work area is approx. 2,000 SF. Site Work includes new accessible sidewalks. Work to exterior walls includes two new masonry openings for unit entry doors, and window replacement and/or infill at several existing openings. Interior renovation includes demolition of existing non-load-bearing interior walls and associated materials, floors, finishes, and ceilings, followed by new fit-out. Mechanical, plumbing, electrical, and fire alarm system shall be modified to support the two new apartment layouts. A new non-combustible floor slab will be installed above an interstitial space. The new slab allows for on-grade access to the units; the interstitial space can be used for routing of some MEP systems.

Owner will receive sealed bids for the Filed Sub-trades listed below until the bid time and date indicated below. Owner will consider bids prepared in compliance with the Instructions to Bidders issued by Owner, and delivered as follows:

Owner will receive sealed bids for the General Contract listed below until the bid time and date at the location indicated below. Owner will consider bids prepared in compliance with the Instructions to Bidders issued by Owner, and delivered as follows:

Contract Documents will be available after two (2:00) o’clock PM on Wednesday, March 25, 2026.


A pre-bid conference for all bidders will be held at the project location, Weston Brook School Apartments, 44 School Street, Weston, MA, on Wednesday, April 1, 2026 at 1:30 p.m., local time. Prospective bidders are strongly encouraged to attend.


The estimated construction cost of this Project is $1,000,000.


Bid Security shall be at least five percent (5%) of the greatest possible bid amount, considering all alternates.

The Bid Security in the form of a Bid Bond shall be; with a surety company qualified to do business in the Commonwealth of Massachusetts and satisfactory to the Owner; conditional upon the faithful performance by the principal of the agreements contained in the Bid; and submitted with your E-Bid online at www.Projectdog.com .

Bid Security in the form of cash, or a certified check, treasurer’s or cashier’s check issued by a responsible bank or trust company and made payable to the Owner must be submitted to the Office of the Town Manager, Town Hall, Weston, Massachusetts, with a completed Cash Bid Bond Affidavit form and received by the Owner before the time of bidding. In order to be eligible and responsible to bid on this project, General Bidders shall submit with their bid a current Certificate of Eligibility for Category of Work: General Building Construction issued by the Division of Capital Asset Management and Maintenance (DCAMM), together with an Update Statement. In accordance with M.G.L. c.149, § 44D and 810 CMR 4.00, all Filed Sub-Bidders are required to submit a Sub-Bidder Certificate of Eligibility issued by DCAMM in their respective trades, together with a Sub-Bidder Update Statement.

The minimum wages to be paid for all labor on the project are established in a schedule issued by the Department of Labor and Workforce Development, in accordance with M.G.L. c. 149, §§ 26–27H as amended, said schedule being made a part of the Contract Documents and is included therein.

All Bids and the Contract shall be subject to all applicable Bylaws, regulations and policies in effect in the Town of Weston, as they may be amended.


It is agreed that time is of the essence of this Contract. The successful Bidder must agree to commence work upon receipt of the Notice to Proceed from the Owner, and to cause the work for this Contract to be Substantially Completed within One-Hundred Eighty-two (182) calendar days from the date of the Notice to Proceed.


If the Contractor shall neglect, fail or refuse to bring all of the required Work under the Contract Documents to Substantial Completion, as defined in the General Conditions, by the date stipulated in the Contract Documents, including authorized adjustments thereof, the Owner shall deduct from the sums otherwise due under the contract the sum of One Thousand dollars ($1,000.00), not as a penalty but as liquidated damages for such breach of the Contract, for each calendar day after said Substantial Completion date, or authorized extension thereof, up to and including the date that Substantial Completion is certified by the Architect.


Successful General Bidder must furnish a Performance Bond and Labor and Materials Payment Bond, each in an amount equal to 100% of the total Contract Amount. Such bonds shall be with a surety company qualified to do business in the Commonwealth of Massachusetts, and the form satisfactory to the Awarding Authority.


The contract will be awarded to the lowest responsible and eligible bidder in accordance with M.G.L. Chapter 149. The Awarding Authority reserves the right to reject any bid if it determines that the bidder is not responsible and eligible in accordance with the requirements of M.G.L. Chapter 149.


The bidder agrees that its bid shall be good and may not be withdrawn for a period of thirty (30) days, Saturdays, Sundays and legal holidays excluded, after the opening of the bids.


The Town reserves the right to waive any informalities, to accept or reject, in whole or in part any or all bids, or take whatever other action may be deemed to be in the best interest of the Town.


The Awarding Authority is exempt from sales and federal excise tax to the extent permitted under law; bidders should not include such taxes in figuring or in references to any bid.
