Summary

The objective of this project is to restore full operational functionality to
Chiller 4 by removing the failed motor, performing necessary repairs including rewinding and bearing replacement, and reinstalling and aligning the motor to ensure optimal performance.

The project is structured into five key phases:
1. Motor Removal
2. Motor Shop Services
3. Motor Reinstallation
4. Additional Repairs

The project will result in a fully rewound motor with new bearings installed, supported by a bench test report from the motor shop confirming its functionality prior to reinstallation. Upon return to the site, the motor will be reinstalled and precisely aligned on Chiller 4, followed by a comprehensive performance test to verify proper operation. A final performance test report will be provided, documenting the successful restoration of the chiller system.

Scope of Work: Chiller #4 Motor Rebuild

Project Title: Motor Replacement and Repair for Chiller 4

Objective:

Restore full operational functionality to Chiller 4 by removing the failed motor, performing necessary repairs including rewinding and bearing replacement, and reinstalling and aligning the motor. Final testing will confirm proper operation and system performance.

Tasks:

1. Motor Removal

• Disconnect electrical connections and secure the work area.

• Remove the failed motor from Chiller 4.

• Coordinate with:

o Heavy Equipment Movers to transport motor to elevator.

o TKE Elevator Services for vertical transport.

o Deliver motor to designated motor shop.

• Deliver motor to designated motor shop.

2. Motor Shop Services

• Inspect motor for additional issues.

• Steam-clean all components.

• Perform advanced winding analysis and reinsulate stator.

• Test and dynamically balance rotor to ISO Spec G2.5 or better.

• Install new bearings, lubricate, and reassemble motor.

• Conduct bench test to confirm motor functionality.

3. Motor Reinstallation

• Transport motor back to site.

• Coordinate with:

o TKE Elevator Services for vertical transport.

o Heavy Equipment Movers to reinstall motor on Chiller 4.

• Reconnect electrical connections.

4. Alignment and Testing

• Perform precision alignment of motor.

• Start chiller and monitor for operational issues.

• Conduct performance test and document results.

5. Additional Repairs

• Identify any additional repairs during the process.

• Provide separate quote for any additional work required.

• 2x High-load rated motor bearings
