PLEASE NOTE
The following clarifications, deletions, additions, and supplemental instructions have been
incorporated into the Project Manual, Construction Drawings and represent a portion of said
Construction Documents.
In the event of a conflict between this Addendum, Project Manual and/or Construction Drawings,
this Addendum shall supersede all previous instructions, pertaining to said items.
CLARIFICATIONS and REQUESTS FOR INFORMATION
1. A Project Prebid Conference was held on Thursday, January 29, 2026, per Specifications
Section 00 21 13.01 Instructions to Bidders. Per discussions at that time, Architect stated
Conference Agenda and Sign in Sheet would be issued to all Contractors identified on
said Sign in Sheet.
a. Response: Reference attached Prebid Conference Agenda and Sign in Sheet.
2. JE Foster said – permit costs will be paid for by the GC but reimbursed at cost (no mark
up) by KSD. We will not include estimate of cost in bids.
a. Response: As discussed during the prebid meeting yes the cost of permit can be
submitted on the first CO and contractor will be reimbursed
3. Stair Rail and Guardrail at top of walk should match (one is presently shown as
fabricated steel and one is shown as Ameristar Fence) – also please note the height of
the guard at top of walk.
a. Response: Ignore the Ameristar fence. See structural drawings for railing and
detail. Spindles to be no more than 4” on center.
4. Please specify the finish at the new earth swale next to the building – IE sod, seed and
straw, mulch or landscape rock – if sod, who will be responsible to water and establish
growth?
a. Response: Sod, school will water.
5. Please provide what type of roof is on the gym and if a warranty is in place – roof
patching for the new HVAC unit and penetrations are to be included in the GC bid.

a. Response: TPO roof. Warranty is obsolete being the roof has not had work done on it
in 25 years
6. We do need to tie into the Fire Alarm System/Panel. Please advise where the Panel is
located and what manufacturer/system is in place so that we can obtain quotes for the
new devices and we know how far to extend wiring.
a. Response: Duct detector for the AHU can be tied into the existing fire alarm loop
located within the adjacent gymnasium. Current fire alarm vendor is Tech
Electronics.
7. Please let us know if there is a preferred roofing contractor that holds the warranty on
the existing roof.
a. Response: The gym roof is over 25 years old so the warranty is obsolete. District
does not have a preferred vendor but would request to approve selected vendor
8. Please confirm the finish for the structural steel W12x45’s and the W8x35’s on the
interior of the project. Are these to be prime painted?
a. Response: Leave as is, no prime and paint needed.
9. Drawing A310 shows (3) different types of waterproofing on A1, A3, and A6. Are they
wanting (3) different types of waterproofing?
a. Response: ??? One system: 3 ply Bentonite System
10. On drawing A310 detail A6 where is this associated on the west or south elevation?
a. Response: South wall (WHICH IS ACTUALLY THE WEST WALL)-that is the enlarged
detail from the south/ (WEST) wall section -titles of wall sections have been
corrected for clarity to match floor plan
11. Is there any existing waterproofing on the walls that we are waterproofing?
a. Response: We do not know if there is any existing waterproofing on the exterior.
It would be favorable to think there is a “tar like” membrane applied from the
original construction of the building,
12. There is a spec calling for the bentonite composite sheet waterproofing, drain board and
protection board. What kind of protection board do they want?
a. Response: Tempered hardboard
13. Is there any 3rd party testing of the waterproofing?
a. Response: The owner reserves the right to have a third party inspection on this
process.
14. Where is the masonry infill work, what are the sizes and can you produce a detail so we
know the thickness of the infill?
a. Response: The vents along the gym walls to be filled with concrete. The
northwest corner of the building has damaged brick just above the foundation
wall that needs to be replaced

1. Bids signed and under seal, executed, and dated will be received at the office of the
Owner, Kirkwood School District, 625 Angenette Ave, Kirkwood, MO 63122, before
10:00 A.M. on Thursday, February 12, 2026.
a. Offers submitted after the above time may be returned to the bidder
unopened.
b. Fax or email bids will NOT be accepted. Unsigned bids will NOT be accepted.
c. Bids submitted to Archimages’ office will NOT be accepted. No late bids will
be accepted.
2. Submit two copies of the executed offer on the Bid Forms provided, signed and
sealed with the required security in a closed opaque envelope, clearly identified with
bidder's name, project name and Owner's name on the outside.
3. Bids shall be accompanied by a security deposit as follows:
a. Bid Bond of a sum no less than 5 percent of the Bid Amount on AIA A310 Bid
Bond Form.
4. Bids will be held good and may not be withdrawn for a period of sixty (60) calendar
days from receipt of bids.
5. Bidders shall complete the Qualifications questionnaire that is included on the Bid
Form.
6. Bidders shall submit the 00 41 01 – Supplemental Bid Information due 24 hours after
bid submission.
