What is driving the desire to reroof the building?
A. Roof has outlived life expectancy and beginning to fail in areas
Are there current know leaks or issues with the roof?
A. Yes. Leaks are beginning to show up in different areas
ie; around HVAC units
Retainage/performance bonds are not typical for professional services. Please
confirm item 2.08 does not apply to this work.
A. Correct, no performance bond needed.
Is reroofing work planned for the summer of 2027?
A. Yes.
Are bi-weekly meetings with the owner intended to be in person or virtual?
A. Virtual
The RFP notes 10,000 SF of roof replacement. Is this expected to be replacement
of all roofing including pitched metal and low-slope over the gym?
A. Yes, all roofing needs replaced with the exception of the new TPO installed over
the dining hall.
10,000 SQ Footage is only an estimate of what is actual.
Is there a desire to improve the insulation and energy performance of the roofing
system as part of the work?
A. Yes. Likely new tapered insulation or similar should be included as part of
design. We are looking for both cost effectiveness and functionality.
Are there existing drawings or as-built drawings that can be used to create the
repair documents?
If no drawings are available, would it be safe to assume an additional site visit to
document the building, existing conditions and create the necessary plans for the
desired scope of work?
Does the Tribe have a preferred roofing type and/or manufacturer? Specifically for
the low-slope portion of the building.

Are there existing drawings or as-built drawings that can be used to create the
repair documents?
A. Yes, there are original drawings available. They will be made available once the
design project is awarded. We may be able to provide the drawings upon request
if deemed necessary.
If no drawings are available, would it be safe to assume an additional site visit to
document the building, existing conditions and create the necessary plans for the
desired scope of work?
A. A site visit still might be necessary to get a better understanding of the project
scope. However, we are essentially just looking for a roof replacement design
with cost estimates. We could provide a few pictures upon request if that would
help clear up any confusion.
Does the Tribe have a preferred roofing type and/or manufacturer? Specifically for
the low-slope portion of the building.
A. The Tribe does not have a preferred roofing type, we are open to options. We are
most familiar with TPO for our flat roofs. For our sloped roof, sheet metal is
existing and would likely be the preferred replacement type.

Is there a measure of structural damage to the roof framing at the community
center and if so, how much (give or take)?
A. There is not a measure of structural damage. However, I would suspect that the
framework of the roof is still in great shape. The extent of the damage to my
knowledge is mainly to the interior sheetrock and insulation. So yes, likely new
sheathing, insulation and TPO with curbing materials. My concern, along with
others, is that the curbing or parapet, if you will, around the perimeter of the
gymnasium flat roof is not tall enough to simply just remove and replace the roof
and that it will need to be brought up higher to accommodate rain/snow runoff.
Some areas of the parapet are only 2-3 inches at best. I do not know if that will
require structural work or not. I hope this helps

Regarding asbestos, do you know if you have asbestos on the roof, or do you just
suspect the presence of it? As it relates to the RFP would we need to include
hazardous material testing or hazardous material abatement or both?
A. We did just have an Asbestos survey completed this year (will provide the report
upon award). There is a confirmation of asbestos on the small roof section
between the dining and gymnasium roofs. It's about a 6ft wide by 25ft long
section of roof. I would like to have proper abatement details for this removal in
the final documents from the engineers.
