Columbus, OH 43229
Base Scope: The Ohio Department of Natural Resources, Division of Engineering, is seeking a
licensed and professional general contractor in the State of Ohio for a floor reconfiguration project
on the third floor of Building E located at the address provided above. The Division of Engineering’s
staff has grown and is in need of new office, storage, and dining spaces. This document outlines the
scope of work for each designated area.
Area A’s (existing room 302) scope of work includes, but not limited to, installation of new full lite
door on the south facing wall.
Area C’s scope of work is to include, but not limited to, the removal of the existing filing cabinet,
installation of wall, wall base, and door to mirror the closest space located on the opposite end of
the floor (pictures of existing closest are provided in PDF document).
Area D’s scope of work is to include, but not limited to, the removal of the existing cubical walls and
the installation of new hard walls to create two new office spaces, installation of new doors and
associated hardware (door and hardware to match existing offices) for each space, electrical and
data lines will need to be installed so employees can use the office space appropriately.
Bid Alternate: Area B’s scope of work includes, but not limited to, demolition and removal of the
existing dividing masonry wall (contractor shall verify that the wall is non-structural prior to
demolition), install a wraparound countertop with cabinet/storage space below on south and east
facing walls, and west facing wall is expected to be open under countertop for seating, additional
electrical outlets around countertop surface for the use of crockpots (contractor to verify electrical
panel has the capacity and capability) are to be installed, backsplash to be installed behind the
existing sink, and area to receive new coats of paint. Countertop material should be durable,
moisture-resistant material.
It is the contractor’s responsibility to make sure all work areas are cleaned by the end of day,
disposal of all scrap material, and coordinate the handover of all owner-owned equipment and
furnishings located in the work zone if any.
General: It is assumed that all MEP (Mechanical, electrical, and plumbing) and ceiling grid/tile work
will be needed as necessary to ensure spaces operate as they are intended. All new walls should
have insulation installed to help with sound attenuation and new wall base to be installed as

needed. Contractor to paint all walls in work areas. Permitting requirements will be on the
contractor to procure through Ohio Department of Commerce.
Submittals: Contractor to submit color swatches to owner for approval of paint color(s). All other
office finishes should match existing offices (wall base, door and door hardware, lighting, ceiling
tiles, etc.).
Photos of the existing spaces are provided in the Exhibits section of this document, and a PDF of all
photos are provided separate of this document. This work will be completed in the common space
and hallways on the third floor of building E. This office space is occupied; cleanup will be done daily.
Prior to submitting a bid response, contractors are encouraged to visit Building E-3 December 17,
2025, from 10 am to 12 pm for a site visit. Please reach out to the point of contact listed below
before the site visit to confirm. Once a contract is awarded, failure of the bidder to attend the site
visit to become familiar with the facility and requirements of the bid will be insufficient reason to
support any request to be released from the contract.
