DEPARTMENT OF VETERANS AFFAIRS (VA) SOURCES SOUGHT FOR EXISTING LEASE LOCATION Notice: This advertisement is a notice of a potential opportunity. This advertisement is not a solicitation for offers, nor is it a request for proposals. The purpose of this advertisement is to identify potential sources and suitable locations and is not intended to pre-qualify or disqualify any potential offers. The Government will not pay for any costs incurred as a result of this advertisement. The Government cannot provide any warranty, expressed or implied, as to the accuracy, reliability, or completeness of contents of the furnished information found within this advertisement; Government is under no responsibility to respond to and is unable to answer any inquiries regarding this advertisement. Description: The Department of Veterans Affairs (VA) is seeking to lease approximately 6,815 RSF of existing medical space in Lafayette, Louisiana. The Government is interested in considering alternative space if economically advantageous, otherwise the Government intends to pursue a sole source acquisition. The space needs to be contiguous. Operations will be for outpatient clinic care and staff. The property shall include 50 on-site parking spaces. The Government will pay no more than the appraised fair market rental value for space. Lease Term: 20 years; 15 years firm, 5-year soft term as a full-service lease. Delineated Area: To receive consideration, submitted properties must be located within the area described below, which is bound by the following roads or must front on any of the following boundary lines: Bounded on the North: I10 Westbound from I49/Hwy 90 to Hwy 167 (Ambassador Caffery). Bounded on the East: Hwy 90 Northbound from Johnston St. to I10. Bounded on the South: Johnston St. Eastbound from Ambassador Caffery to Hwy 90. Bounded on the West: Ambassador Caffery (Hwy 167 to Hwy 3073) Southbound from I10 to Johnston St. Offerors must provide evidence that properties are outside the 100-year flood plain. Expressions of Interest: Expressions of Interest should include the following: 1. Building Name and Address Location 2. Specifications of space size - Rentable Square Foot (RSF) 3. Contact Information of Lessor or Lessor's Representative (Name, Email and Telephone number) 4. Interested Party MUST be registered and Active in SAM.gov; must provide Unique Entity ID Number (UEI) 5. Do not include pricing in this request. THIS IS NOT A REQUEST FOR LEASE PROPOSAL The VA will conduct a market survey of properties offered for lease. Interested offerors (owners, brokers, or their legal representatives) should submit information by e-mail only no later than 10:00 a.m. Central Standard Time (CST) on 5/07/2025 to Denedra.Finley@va.gov.
