This project entails the clearing and mass grading of the majority of the site in preparation for future development. Major scope items include the construction of a stormwater management pond and the installation of associated storm drainage infrastructure.
Bluffs Court will be extended to serve the site, requiring the removal of the existing cul-de-sac and the construction of a new cul-de-sac in accordance with the approved plans. Roadway improvements will also involve the relocation of existing water meters and vaults, and the connection of adjacent parking lot driveways to the extended roadway.
All existing utilities within the current right-of-way will be extended to the new cul-de-sac in compliance with the applicable utility provider requirements. In addition, this project will include the installation of a sanitary sewer line extending from the adjacent subdivision road to the designated pad site.
CoED has set aside 150 calendar days for construction.

There will be a mandatory pre-proposal/bid conference to review the requirement. The meeting will be held at the Cherokee County Office of Economic Development, 1 Innovation Way Woodstock GA 30188 on 6/9/2025 at 11:00 AM. Confirm date and time details provided on the posting website.
A 5% Bid/proposal bond is required with the proposal, and a 100% performance and payment bond will be required on the resulting contract.
The CoED further reserves the right to reject the proposal of any vendor who has previously failed to perform properly or complete on time contracts of a similar nature, or who upon investigation the CoED, in its sole discretion, determines is not in a position and/or not responsible to perform the contract.
