Project Title: Parking Lot Maintenance – Patching, Sealing, and Striping
1. Overview
This scope of work outlines the services to be provided for the repair and maintenance of the parking lot located at [insert location]. The work includes asphalt patching, crack sealing, sealcoating, and line striping/painting. Also include painting the existing fire curb.
2. Work Description – Parking lot is Approx 375’ X 111’ and driveway is approx. 192’X35’
a. Asphalt Patching
- Identify and mark all areas of deteriorated or failed asphalt.
- Saw cut and remove damaged asphalt sections to a depth of approximately [2–4 inches].
- Compact sub-base material as needed.
- Install new hot-mix asphalt and compact to grade.
- Clean work area thoroughly after completion.
b. Crack Sealing
- Clean all cracks wider than 1/4 inch using high-pressure air or wire brush.
- Apply hot rubberized crack sealant into cracks to prevent water infiltration.
- Remove any excess material and allow proper curing time before proceeding.
c. Sealcoating
- Power sweep and clean the entire asphalt surface to remove dirt, debris, and oil.
- Apply [two] coats of commercial-grade coal tar or asphalt emulsion sealer using squeegee or spray application.
- Allow sealcoat to cure for the recommended duration before opening to traffic.
d. Line Striping and Painting
- Re-stripe all existing parking stalls, fire lanes, ADA accessible spaces, directional arrows, and other traffic markings to match current layout.
- Use durable, DOT-approved traffic paint (white, yellow, blue, or red as appropriate).
- Layout must comply with ADA and local code requirements.
- Paint Fire curb with paint/sand mixture in front of the building – Approx 519 feet
3. Timeline

Process

The Ohio Department of Behavioral Health (DBH) will award this project to the lowest-cost responsive and responsible supplier. The awarded supplier must include all applicable costs for delivery, setup, and warranty in their submission.

Substitutions are not permitted unless explicitly authorized within the solicitation documentation.

All pricing must be clearly entered into the OhioBuys item grid. If a separate quote is submitted, the total must exactly match the amount listed in the item grid. Discrepancies may result in disqualification.

DBH reserves the right to purchase up to the full quantities specified in the sourcing project.
