Description of Work/Specifications: Upgrade Wood Siding
1. Project Overview
The BDSHA Representative is requesting proposals for the removal and disposal of existing exterior wooden siding, installation of new exterior insulation, and the supply and installation of new engineered wood composite siding at Pembina Court Manor. The intent of this project is to improve the building envelope’s durability, energy performance, and long-term maintenance characteristics.
2. Scope of Work
Demolition and Removal
Remove and dispose of existing wooden siding, trim, and associated components. Remove existing flashings associated with siding, trim, windows, doors, and other wall penetrations. Protect adjacent building elements, windows, doors, and landscaping during work.
• Window guards on 2nd floor shall be salvaged for reinstallation by contractor upon completion of siding work.
Substrate Preparation
Inspect exposed wall assemblies following demolition. Complete minor repairs necessary for proper installation. Report any concealed damage or deficiencies to the BDSHA Representative prior to proceeding.
Exterior Insulation
Supply and install continuous exterior insulation board suitable for exterior wall applications. Insulation shall have a minimum thermal resistance of R-9. Install insulation to meet or exceed applicable building code requirements and minimize thermal bridging. Seal insulation joints and interfaces as required.
Weather-Resistant Barrier
Supply and install a continuous weather-resistant barrier (WRB) over insulation. Integrate WRB with existing building components, windows, doors, and penetrations.
Flashings
Supply and install new flashings at all locations affected by the work. Flashings shall be compatible with the WRB and siding system. All exposed flashings shall be painted or factory-finished to match the selected siding colour. Installation shall ensure proper drainage and weather-tightness.
Trim, Mouldings, and Opening Adjustments
Provide all necessary adjustments at windows, doors, and other wall penetrations to accommodate increased wall thickness. Supply and install appropriate trim, mouldings, or jamb extensions. This work is part of the base scope and not a change order.
New Siding Installation
Supply and install engineered wood composite siding manufactured by Maibec, V-Style (V-groove) profile, or approved equivalent. Siding shall be factory-finished, suitable for vertical installation. Colour to be selected by BDSHA upon award. Installation shall comply with manufacturer specifications and applicable codes.
Minimum Siding Performance and Dimensional Requirements
Engineered wood composite with high-density wood fiber core; nominal size approx. 12 ft length, 11-7/8 in. width, 3/8 in. thickness; factory-applied heat-cured finish; minimum 25-year product warranty.
3. Schedule
Work shall be scheduled upon notification of contract award, subject to coordination with BDSHA. Work hours shall generally be between 8:00 AM and 8:00 PM. Buildings must remain weather-tight at all times.
