The Village of Park Forest, Illinois, invites experienced contractors to submit their qualifications and proposals for the buildout of approximately 1,000 square feet, village-owned building located in the heart of Downtown Park Forest.

Bids will be received until 12:00 p.m. on Tuesday, November 18, 2025, at the office of the DownTown Park Forest Management Office (226 Forest Blvd.) and will be publicly opened and read at that time.

A site visit for 64 Lester is are scheduled for Thursday, October 23, 2025, at 9:30am. The Village reserves the right to refuse to issue and specifications to any person, firm or corporation that it considers to be unqualified.

The Village reserves the right to reject any and all bids, waive irregularities in bids, and make award in the best interest of the Village.

Plan & Spec Available:

All work preformed per Village code.
General Construction.
Install walls for washroom and mechanical room.
Install remaining walls as needed to complete space.
Install door between 361 Artist walk and 64 Lester.
Install concrete ramp at entry door
Install 5/8 drywall, tape and sand.
Install white ceiling grid and 2x4 non directional ceiling tiles.
Install sound insulation on wall between 361 and 64.
Install grab bars, toilet paper holder, and mirror.
Prep floor as need and install vinyl plank snap together flooring with vinyl base.
Install shelf over utility sink for 20 gal. electric hot water heater.
Install 2- 3’x6’8” 6- panel Masonite doors.
Install 1- lever handle privacy lock and 1- lever handle passage knob.
Electric:
Install wall and ceiling outlets as per code.
Install emergency/exit light over entry door.
Install 2x4 led lay in light fixtures.
Install emergency light and gfi outlet in washroom.
Move existing circuit panel into mechanical room.
Install electric for furnace and ac unit.
Install bathroom exhaust fan vented to the outside.
Install electric for 20 gal hot water heater.
Plumbing:
Install PVC piping tied into existing PVC sewer line.
Install floor drain in washroom and mechanical room.
Install 1”copper supply line tied into water supply in existing Village mechanical room.
Install copper piping for washroom and utility sink.
Install ada height toilet, sink and faucet.
Install utility and faucet mechanical room.
Install gas piping from meter bank to mechanical furnace.
Install 20 gal electric hot water heater on shelf over utility sink.
Hvac:
60,000 btu 95% furnace
2.5 ton 14 seer ac system
Sprinklers Heads:
Lower or relocate as needed.
Permit by owner
Re-pour concrete floor section and pour concrete pad for ac unit
