General Services Administration (GSA) seeks to lease the following space:

North: From the intersection of Milledge Road and GA 28/Calhoun Expressway, proceed east on GA 28 until its intersection with Eve Street. Proceed north on Eve Street until its intersection with Goodrich Street. Proceed south on Goodrich Street until its intersection with Broad Street. Proceed east on Broad Street until its intersection with Greene Street. Proceed north on Greene Street until its intersection with River Watch Parkway. Proceed east on River Watch Parkway and continue onto Reynolds Street until its intersection with 12th Street. Proceed north on 12th Street until its intersection with Grace Hopper Lane. Proceed east on Grace Hopper Lane and continue onto Tatnall Street until its intersection with 10th Street. Proceed south on 10th Street until its intersection with Reynolds Street. Additional Requirements:




  • Offered space must be contiguous.

  • Offered space must be located on the second floor or higher.

  • Offered building must be capable of meeting Facility Security Level (FSL) 2 requirements, as determined by the Government in its sole discretion.

  • Building cannot be within 640’ of any facilities identified by the Interagency Security Committee (ISC) as “hazardous materials transportation/storage facilities.” Hazardous locations include facilities with potential environmental threats (e.g. gas stations, chemical manufacturing facilities, and railroad lines transporting hazardous material) and bulk storage sites (e.g., hazardous materials storage sites, water purification centers, above ground fuel storage, and rail yards).

  • Building cannot be within 400’ of public defenders, Immigration and Customs Enforcement (ICE), probation offices, the Internal Revenue Service (IRS), and jails.

  • Building cannot be within 400’ or adjacent to facilities associated with foreign powers identified in the Tenant's National Security Threat List.



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).



The U.S. Government currently occupies office and related space in a building under a lease in Augusta, GA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.



Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of interest must include:




  1. Building/site name and address and location of the available space within the building/site.

  2. Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent and Operating expense rent.

  3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any).

  4. Date of space availability.

  5. Building ownership information.

  6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, plus address how the parking requirements will be met.

  7. Energy efficiency and renewable energy features existing within the building and if it is Energy Star rated.

  8. List of building services provided.

  9. One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout.

  10. Name, address, telephone number, and email address of authorized contact.

  11. In cases where an agent is representing multiple ownership entities, written acknowledgement.

  12. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement.
