INVITATION FOR SEALED BIDS:

FORECLOSED PROPERTY SALE AUTHORIZED BY CITY OF NORTH POLE ORDINANCE 2026-09

The City of North Pole, Alaska, invites sealed competitive bids for the purchase of the foreclosed property described below.  Bids must be received by the City Clerk by Monday, August 31, 2026 at 2:00 pm at which time the bids will be opened and read aloud.

Property Address:  2679 Mockler Ave, North Pole AK  99705

Lot 12, Block 2 of Highway Park Subdivision, Number 2, according to the plat filed July 3, 1952 as Plat No. 132.800; records of the Fairbanks Recording District, Fourth Judicial District, State of Alaska.

The property shall be awarded to the highest bidder unless the highest bidder fails to execute a purchase and sales agreement within seven days, and then the award shall be to the next highest bidder.

The properties are sold as is and without warranty.  Full payment is due at closing.  The City does not have information to complete a disclosure statement and will require it to be waived pursuant to AS 34.70.110.  Buyer is responsible for paying any and all closing costs and recording fees.

This property is being offered for sale with a lower minimum bid amount because of the deteriorated condition of one or more of the vertical structures.  The buyer must either (1) lawfully demolish and remove the deteriorated improvements within a year of execution of a real property instrument, or (2) repair and restore the deteriorated improvements up to current building code standards within a reasonable time not to exceed two years to satisfy a health and safety inspection by a qualified inspector or receive a certificate of occupancy.
