General Services Administration (GSA) seeks to lease the following space:



State: West Virginia (WV)



City: Martinsburg and surrounding area



Delineated Area:



North -81 N to exit 23 Williamsport Pike (11) South. Eagle School Road 45/5. East and South to Shepherdstown Rd. (45) East on Shepherdstown Rd. (45) to S. Duke St. (480). South (480) - Leetown Rd. (1). To Middleway Pike (51). West on Middleway Pike (51) to Ponderosa Trail (51/9). South to Giles Mill Rd. (26). West on Giles Mill Rd. across Rte. 11 onto Runnymeade Rd. to -81. North on 81 to Tabler Station Rd. (32). West on Tabler Station Rd. to Arden Nollville Rd. (30). North to Tuscarora Pike (15). West to Thatcher Rd. (16). North on Thatcher Rd. (16) to Dry Run Rd. (13). North on Ridge Rd. S (4) to Hedgesville Rd. (9). East to -81 to complete the Delineated Area.

Additional Requirements:




  • Offered space must include a minimum of 16,036 ABOA SF of office space with the rest being warehouse space. The warehouse space must include a minimum of 60,000 ABOA SF fully conditioned space with the remaining being typical warehouse space. Offered warehouse space must be contiguous on one ground floor. Office space may be divided among multiple contiguous floors so long as it is contiguous to the warehouse space and meets all Lease and associated ABBAS requirements.

  • Offered space must have a minimum of 6 loading docks available for Government use only. At least 1 loading dock must allow full height tractor trailer drive in access.

  • Ability to fence-in and secure a minimum of 60 total parking spaces to include 40 Tractor Trailers up to 53’ in length, with the remaining 20 being for Government Owned Vehicles (GOVs) including SUVs and other larger vehicles. The parking area must allow proper turning and maneuverability clearances as well as access to loading docks all within the secure fenced area.

  • Offered space must have minimum 40’ ceiling height in warehouse spaces and 9’ in office spaces.

  • Ability to install a back-up generator or have access to back-up power. The generator must provide capabilities to back up at a minimum the entire Office Space of a minimum of 16,036 ABOA SF, as well as the 60,000 ABOA SF conditioned warehouse space. All other spaces must have the minimal Fire and Life Safety back-up capabilities. Any and all maintenance and/or fuel costs associated with the back-up power and/or generator shall be the responsibility of the Lessor.



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in either the 1-percent-annual chance or 0.2-percent-annual chance floodplain (formerly referred to as “100-year” / “500-Year” floodplain).
