Sunset Landing Golf Course - Request for Proposals

HUNTSVILLE-MADISON COUNTY AIRPORT AUTHORITY

The Huntsville-Madison County Airport Authority (the “Airport Authority”) is requesting

separate sealed proposals for the furnishing of management, operation, maintenance and

marketing services on a multi-year lease basis for the Sunset Landing Golf Course located adjacent

to the Huntsville International Airport, in Huntsville, Alabama. Bids must be submitted by email

to Bob Pro, Chief Financial Officer, at bpro@hsvairport.org, no later than 5:00 p.m. on November

26, 2025 (the “Proposal Due Date”). Any bid received after the scheduled closing time for receipt

of bids will be rejected. Pre-qualification of bidders is required.

Electronic copies of the complete Request for Proposals, including the Proposal Forms, may be

obtained at no cost by emailing Bob Pro, Chief Financial Officer at bpro@hsvairport.com. Any and

all questions related to the contract documents shall be directed to Mr. Pro via email at the

aforementioned address with a copy to Amy Murphree, Chief Legal Officer, amurphree@hsvairport.org.

The Project will consist of the furnishing of management, operation, maintenance and marketing

services for the Sunset Landing Golf Course by a qualified golf course operator (“Proposer”)

pursuant to a 10-year Lease Agreement. The Airport Authority is the owner of the Sunset Landing

Golf Course, a public golf course property that is comprised of an 18-hole, Par 72 course

offering 6,803 yards of native grass fairways and bentgrass greens with 4-tee boxes per hole for an

experience ideal for seasoned golfers and beginners alike, spacious driving range, fully

stocked pro shop, full-service grill and restaurant, outdoor picnic pavilion, maintenance

building, outdoor bathrooms, and parking lot. The Airport Authority has made significant capital

investments in this property and is looking for qualified firms or individuals that share the

vision for maintaining and operating a quality public golf course to partner with the Airport

Authority.

There will be a pre-proposal meeting held on October 28, 2025, at 2:00 p.m. at the Huntsville

International Airport in the Airport Authority’s Administrative Offices, which are located on

the second floor of the Airport’s terminal building, 1000 Glenn Hearn Blvd, Huntsville, AL

35824. Attendance at the meeting is not mandatory, but it is highly recommended. Proposers will

have an opportunity to inspect the golf course immediately following the pre-proposal meeting.

Proposers may also inspect the golf course by appointment by emailing Bob Pro.

Proposers and subcontractors working on this Project will be required to use E-Verify

to electronically verify the employment eligibility of their employees. This Project is

also subject to compliance with the Alabama Immigration Act, Alabama Anti- Boycotting

Laws, and Federal Aviation Association required federal contract provisions.

The Airport Authority reserves the right to waive any informalities, technicalities or

irregularities in the proposals received, to reject any or all proposals, and to enter into

negotiations with the proposers. No proposer may withdraw his proposal within 90 days after the

Proposal Due Date.
