Description: The Niagara Frontier Transportation Authority (NFTA) located in Erie and Niagara County, New York, is seeking proposals from qualified parties interested in entering into a Lease Agreement for a 20,314 square foot space which is located at (SBL# 146.15-1-1 part of) 2035 Niagara Falls Boulevard, Niagara Falls, New York 14304. The property is part of the larger Niagara Falls International Airport property. The leased location is zoned as Light Industrial and divided into two distinct areas, the former terminal and now museum space with approximately 18,394 square feet and the former airport tower with ground floor rentable areas of 1,920 square feet. The terminal building consists of insulated metal panels and brick veneer walls, roof is a mix of flat, pitched and mansard styles. The museum space has variable ceiling heights ranging from 14 to 20 feet. Finishes include resilient tile floors, suspended grid ceiling and drywall and glass walls. The space is equipped with gender lavatories. The space includes a former restaurant area that has been reconfigured for office type use. Most of the space is a library and research area affiliated with the museum (1,920 SF) with carpet floors, suspended grid ceiling and drywall and composition walls. Tenant shall, at its sole expense, be responsible for maintaining the leased premises in a good, orderly and safe condition and state of repair and shall, to the reasonable satisfaction of Landlord, make all repairs required to be made thereto including repairs to the building in which leased premises are located that are necessary for Tenant’s occupancy. Vehicle access to this building is from a one-way internal round-about road system that extends north from Niagara Falls Boulevard. There is a large blacktop apron in front of the building which formerly facilitated traffic in a one-way direction for passenger drop off and pick up.
TERMS The term of the agreement is for a minimum of one (1) year with four (4) - one (1) year renewals at the discretion of the NFTA, and the minimum asking price is:
INSURANCE REQUIREMENTS Tenant agrees to procure and maintain at its expense during the term of the Lease Agreement insurance of the kinds and in the amounts hereafter required, with insurance companies authorized to do business in New York State, covering all operations under this Lease Agreement whether performed by it or its sub-contractors. The insurance companies affording coverage must be deemed acceptable to the Licensor throughout the Term of this Parking License Agreement. If any insurance company is deemed unacceptable to Landlord, Tenant agrees to procure and maintain at its expense coverage with an acceptable insurer as soon as notified by Landlord. The policies shall provide for a 30-day notice to Landlord prior to termination, cancellation or change. Prior to the execution of this Lease Agreement, Tenant shall supply Landlord a certificate(s) of insurance providing evidence of insurance coverage for Tenant the following coverages:
