The Department of Public Works (Department) is seeking a contractor for the 795 Skyway Road Building Replacement Project (Project). The work to be done consists, in general, of providing all labor, materials, tools, appurtenances, and equipment required as well as any other items and details not mentioned but required by the Contract Documents and as directed by the Director of Public Works or designee.
The target start date and term for the proposed services are subject to negotiation of a final agreement, through the completion of the Project. The Contract Time for completion of all the Work of the Project is Four Hundred Fifty-Seven (457) calendar days, as defined as sufficiently complete in accordance with the Contract Documents
The existing building at 795 Skyway Road is a 7,977sf type V-B construction facility which houses tenant spaces sharing a central restroom area and having one interior restroom area for a single suite. The original building along with its mechanical, electrical and plumbing equipment and fixtures will be demolished in its entirety. The new 795 Skyway Road building is a 12,592sf building of Type II-B construction which houses business occupancy and a small are of classroom space. The overall space is divided into (5) tenant suites.
The facility is a single story, metal building with 2 equipment platform structures and a clerestory roof and exterior wall system are metal panel construction with ribbon windows framed to the rigid frames of the metal building's lateral support system.
Existing parking lot will be repaved, including accessible parking stalls.
The Tenant Improvement of Suite 1 through 5 to be reviewed and approved under separate permits.
