PART I CLARIFICATIONS:
1) The following are general clarifications:
a) None.
2) The following are responses to questions provided by bidders:
a) Question: Do the windows that are being infilled with Gyp need to have frosted film installed on them?
Response: On Level 1, the single-window in the existing bathroom and the right/left windows in the triple-
window combination unit already have panels or film on the windows. However, yes, we will need to add
film on the center-window of the triple-window combination unit. All the bathroom windows on Levels 2
& 3 are either already covered with existing panels/film or we have noted on the drawings for film to be
added. This has been formally added to the Drawings in this addendum.
b) Question: From B113 to vestibule B100E is labeled as B100E on a6.1 and as B113 on A1.1 Clarify
Response: Your question doesn’t specifically mention “doors”, but we’re assuming you’re referencing the

labelling of the door between Lounge-B113 and Vestibule-B100E. This door should be labelled B113.
Sheet A1.1 is correct. Sheet A6.1 is incorrect. This has been formally corrected on the Drawings in this
addendum.
c) Question: Door B100E is an existing door with sidelight frame. Confirm the intent is to demo this door
and frame and replace with same. Response: Yes, this is correct.
d) Question: ID Note #20 says to provide shades at all windows. Architectural shows only shades being
added at Bedroom B109. Please clarify. Response: Specific Finish Note #20 on Sheet ID0.0 is not a
General Finish Note that applies to the entire building or all the scope of work areas. It is referencing
“ALL” the windows within Accessible Bedroom-B109 (two windows) because that note #20 is only
referenced for that room on the FINISH SCHEDULE under the “SPECIFIC NOTES” column.
e) Question: Bid form – item 4. Is the bidder to circle “roof bond not required” as there is no new roofing
work? Response: Yes, that would be acceptable.
f) Question: Bid form item 5. Please indicate LD amount. Response: This information was provided in
Addendum #1 previously issued 04.22.26.
g) Question: Is there a survey that was performed for the flooring portion of phase 1. If so, can you share
that? Response: This report was previously noted as available on request. I have already distributed it to
many of you. But in case you haven’t received it, please download it using the following link…

Regarding the report itself, there do appear to be some minor areas impacted by this report. The existing
VCT flooring in Corridor-B127 just outside the Level 1 bathroom renovation area used asbestos
containing black mastic. The existing VCT flooring in the Level 3 Corridor just outside the Level 3
bathroom renovation area (labeled room #H300 in the report & B301 in the Construction Drawings)
used asbestos containing black mastic. The existing VCT flooring in these corridors is not scheduled to be
replaced as part of this project. However, there are small amounts of VCT that extend into the existing
doorways (between the door jambs) of the existing bathrooms that will need to be removed. One
additional item of note… there are a few room numbers in the report that differ from the room numbers
in the Construction Drawings. When referencing room numbers in the report, reference the labeled floor
plans at the end of the report for locations.
h) Question: As far as the bid bond, will a printed copy be accepted or do you need the actual hard copy
from surety? Response: We will need an original copy of the bid bond document as part of your bid
package, not just a printed copy.
i) Question: Please provide name and contact information for existing HVAC controls contractor for the
facility. Response: Siemens is the current HVAC Controls at Beasley Hall. Contact is Wilson Mitchum,

3) THE CONTRACTOR SHALL TAKE FIELD MEASUREMENTS AND VERIFY FIELD CONDITIONS AND SHALL CAREFULLY COMPARE SUCH FIELD MEASUREMENTS AND
CONDITIONS AND OTHER INFORMATION KNOWN TO THE CONTRACTOR WITH THE CONTRACT DOCUMENTS BEFORE COMMENCING ACTIVITIES. ERRORS,
INCONSISTENCIES OR OMISSIONS DISCOVERED SHALL BE REPORTED TO THE DESIGNER AT ONCE.
4) THE GENERAL CONTRACTOR SHALL SUPERVISE AND DIRECT THE WORK, USING THE CONTRACTOR'S BEST SKILL AND ATTENTION. THE CONTRACTOR SHALL BE
SOLELY RESPONSIBLE FOR AND HAVE CONTROL OVER CONSTRUCTION MEANS, METHODS, TECHNIQUES, SEQUENCES AND PROCEDURES; AND FOR
COORDINATING ALL PORTIONS OF THE WORK UNDER THE CONTRACT, UNLESS THE CONTRACT DOCUMENTS GIVE SPECIFIC INSTRUCTIONS CONCERNING
THESE MATTERS.
5) THE CONTRACTOR SHALL BE RESPONSIBLE TO THE OWNER FOR ACTS AND OMISSIONS OF THE CONTRACTOR'S EMPLOYEES, SUBCONTRACTORS AND THEIR
AGENTS AND EMPLOYEES, AND OTHER PERSONS PERFORMING PORTIONS OF THE WORK UNDER A CONTRACT WITH THE CONTRACTOR.
6) THE GENERAL CONTRACTOR SHALL COORDINATE THE LOCATION AND INSTALLATION OF BUILDING SYSTEMS AND EQUIPMENT AND VERIFY THAT REQUIRED
CLEARANCES FOR INSTALLATION AND MAINTENANCE OF THE EQUIPMENT AND ASSOCIATED WORK ARE PROVIDED. THIS INCLUDES BUT IS NOT LIMITED TO THE
FOLLOWING SYSTEMS: MECHANICAL, ELECTRICAL, LIGHTING, PLUMBING, AND TECHNOLOGY.
7) THE GENERAL CONTRACTOR SHALL COORDINATE WITH ALL BUILDING TRADES INVOLVED IN THE PROJECT FOR PREPARATION OF SHOP DRAWINGS TO INSURE
PROPER CLEARANCES FOR FIXTURES, DUCTS, CEILING, ETC. SO AS TO MAINTAIN THE SPECIFIED CEILING HEIGHT NOTED ON THE DRAWINGS. CLARIFY ANY
CONFLICTS WITH THE DESIGNER.
8) INSTALL ALL MANUFACTURED ITEMS, MATERIALS AND EQUIPMENT IN STRICT ACCORDANCE WITH MANUFACTURER'S RECOMMENDED SPECIFICATIONS, EXCEPT
WHERE THEY DIFFER FROM SPECIFICATIONS HEREIN. THE MORE STRINGENT SPECIFICATION SHALL BE THE BASIS FOR THE WORK. NOTIFY THE DESIGNER OF ANY
CONFLICTING RECOMMENDATIONS.
9) THE GENERAL CONTRACTOR SHALL SUBMIT PLANS FOR ALL FIXED FIRE PROTECTION EQUIPMENT SUCH AS STANDPIPES, SPRINKLER SYSTEMS, AND FIRE ALARM
SYSTEMS, AND HAVE THEM APPROVED BY GOVERNING REGULATORY AGENCIES BEFORE EQUIPMENT IS INSTALLED. SPRINKLER HEAD LOCATIONS ARE SHOWN IN
AREAS WITH FINISHED CEILINGS FOR COORDINATION PURPOSES ONLY. THE CONTRACTOR SHALL INCLUDE SUFFICIENT HEADS IN ALL SPACES TO PROVIDE 100%
COMPLETE COVERAGE OF ROOM (SPACE) DEFINED IN NFPA STANDARD 13. IN ROOMS WITH LAY-IN CEILING TILE SPRINKLER HEADS SHALL BE LOCATED IN THE
CENTER OF THE CEILING TILE UNLESS NOTED OTHERWISE.
10) DASHED-IN EQUIPMENT SHOWN AND NOTED SHALL BE FURNISHED BY THE OWNER: RECEIVED, STORED AND INSTALLED BY THE GENERAL CONTRACTOR.
EQUIPMENT NOTED AS "N.I.C." IS NOT IN THIS CONTRACT.
TERMINOLOGY:
1) "TYPICAL" OR "TYP." MEANS IDENTICAL FOR ALL CONDITIONS WHICH MATCH ORIGINAL CONDITION INDICATED, U.N.O.
2) "SIMILAR" OR "SIM." MEANS COMPARABLE CHARACTERISTICS FOR THE CONDITIONS NOTED. VERIFY DIMENSIONS AND ORIENTATION OF CONDITIONS WHICH
VARY FROM TYPICAL OR SIMILAR CONDITIONS INDICATED.
3) "ALIGN" MEANS ALIGNMENT OF SIMILAR COMPONENTS OF CONSTRUCTION, (WALLS, JAMBS, ETC.) WHICH ARE ADJACENT OR SHALL BE IN LINE WITH EACH
OTHER ACROSS VOIDS.
RATED PARTITIONS:
1) PARTITIONS WHICH EXTEND TO THE UNDERSIDE OF STRUCTURE SHALL BE TIGHTLY SEALED. THE INTEGRITY OF RATED PARTITIONS AND SMOKE PARTITIONS
SHALL BE MAINTAINED AT CORNERS AND AT INTERSECTIONS OF OTHER PARTITION TYPES. FILL ALL VOIDS AS DETAILED AND/ OR AS REQUIRED USING MATERIALS
APPROVED BY GOVERNING CODES. SMOKE AND RATED PARTITIONS SHALL CONTINUE TO INSIDE FACE OF EXTERIOR WALL AND SHALL BE SEALED COMPLETELY
