The Government is seeking to lease warehouse space in Detroit, MI for a minimum of 16,500 ANSI/BOMA Office Area (ABOA) to a maximum of 16,500 ABOA square feet.

First floor space only. Space must be contiguous.
Space shall not be located within the 100-year flood plain or wetland unless the Government has determined it to be the only practicable alternative.
Subleases are not acceptable.
The following space configurations will not be considered: Space with atriums or other areas interrupting contiguous space, extremely long or narrow runs of space (more than twice as long as wide), irregularly shaped space configurations or other unusual building features adversely affecting usage.
Columns size cannot exceed two (2’) feet square and space between columns and/or walls cannot be less than twenty (20’) feet.
The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility.
The Government requires a fully serviced lease with occasional trash pickup. All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration.
The Government will have access to the space 24 hours a day, 7 days a week. Normal hours of operation are Monday through Friday 7:00 a.m. to 6:00 p.m. (excluding Saturdays, Sundays and Federal Holidays).
Two (2) 12’ x 12’ motorized rollup doors are required with access to warehouse area.
A loading dock with leveling ramp is required. Must be able to accommodate 53’ trailer.
Approximately 2,500 sf of secure storage is required. (2 rooms)
Ceiling height must be a minimum of 16 feet.
A fully serviced lease is required.
This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal package that will be sent out pursuant to this advertisement.
The U.S. Government currently occupies office and related space in a building under a lease in Detroit, MI, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
Expressions of Interest must be received in writing no later than March 25, 2025 at 5:00 PM Eastern Time, and should include the following information at a minimum:
Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
