STATEMENT OF WORK



U.S. Army Corps of Engineers – Hastings Resident Office (near Lock & Dam 2) Systems Furniture Design and Estimate

1 GENERAL



1.1 Purpose: This statement of work describes the requirements to design, furnish and install office systems furniture. A conceptual drawing has been provided to convey the intent of the new design. See section 2.6 of this document for specific requirements of the design. The Corps does have some office furniture available for possible re-use see the HRO furniture plan and attached pictures for more information.



The contractor shall assess, refine, and estimate based on the premise that all systems furniture shall be fully functional including power to all outlets. The proposal shall include field verification of building conditions (including verification of electrical connections where hard-wired connections to furniture are required). Refer to Section 2, post-award verification and finish selection, for information on field verification requirements.



The building is currently under renovation and the furnished floor plan represents the space post-construction. Furniture is to be supplied once the current renovation contract is complete.



Period of Performance schedule is as follows:



NLT 21 days after award Complete floor design intent drawings with electrical drop locations and material lists, submit draft for review. Allow 14 calendar days for government review and approval.

NLT 60 days after notice Furnish and install approved furniture



Notice will be provided after the design has been approved and all construction work at the Hastings office has been completed and the site is ready for furniture to be installed. Site is estimated to be ready for installation on or around 15 July 2025.



1.2 Project COR: The Contracting Officer's Representative (COR) for this project shall be provided after award.



1.3 Pre-Quote Site Visit: An informal site visit will be held at 1pm CDT on Monday June 2nd at the Hastings Resident Office.

2 POST-AWARD VERIFICATION AND FINISH SELECTION

2.1 Post-Award Kick-Off (Verification) Meeting: After contract award the Contractor shall schedule a site visit to field verify and document all existing building conditions. During this meeting the Contractor shall also coordinate all final finish, fabric, and color selections with the COR. This verification meeting shall be scheduled by the Contractor with the COR and shall occur soon after award.



2.2 Building Conditions: The Contractor shall verify and document all existing building conditions and all product changes required due to field conditions. The standard cubicle size will be 64 SF (basically 8’x8’) with additional 96 SF offices for supervisors. The 64 SF is the standard but can be altered to meet the needs of the building office floor space.



2.3 Electrical Conditions: The Contractor shall verify and document all existing electrical conditions where powered furniture is required. Examples of electrical conditions to be verified include, but are not limited to, the following: type, location and quantity of wall or flush-floor outlets for plug-in electrical systems; location, quantity and suitability of wall, ceiling or floor junction boxes for hard-wired electrical systems; building electrical configuration (2+2, 3+1, etc.); requirement for sharing of neutrals. Contractor’s design shall include any work necessary to run power in the furniture and provide power to the powered furniture to ensure systems furniture outlets are able to be utilized.



2.4 Finish Selections: Contractor shall provide all fabric, finish and color selections to COR and Contracting Officer for final selections. Actual material samples shall be provided; electronic samples or photographs of finish cards shall not be acceptable unless authorized by the Contracting Officer.



2.5 Finish Documentation: The Contractor shall provide a digital product file of cut sheets for all furniture items, with a sample of the actual fabrics/finishes selected for each item. Upholstery selections shall include manufacturer’s specifications and care/cleaning instructions. Where one finish has been selected for multiple items, a single sample may be provided and annotated with the item number for each furniture item with this finish. This digital product file shall be delivered to the COR.

2.6 Design:



2.6.1 All products shall meet any and all Federal, state, local jurisdictions and governing authorities including but not limited to codes, laws, ordinances, and regulations applicable to this project including the Americans with Disabilities Act (ADA) and/or FED-STD 795. It will be the responsibility of the Contractor to ensure that applicable regulations and codes are followed.



2.6.2 The standard workstation cubical size will be approximately 64 SF (8’X8’) and approximately 96 SF cube offices for supervisors. The 64 SF is the standard but can be altered to meet the needs of the building office floor space. Workstations are expected to have regular desks not sit/stand desks. Design intent drawings to be used for layout of systems furniture and design recommendations to be included for systems furniture function. Design to also include workstations utilizing systems furniture. Quantities for planned designed workstation are as follows:



Minimum 8x8 workstations QTY-5 Minimum 96 SF workstations QTY-1 Minimum 6x6 workstations QTY- 4



3 OPERATION CONSTRAINTS



3.1 Responsibilities of the Selected Contractor:



a. The Contractor is responsible for inspecting the loading and unloading areas, all spaces to be occupied and all other pertinent logistical conditions within all origin and destination locations. It is understood that the labor-hours included in pricing take into consideration building logistics.

b. The Contractor shall acquaint itself with destination premises in relation to the use of trades, to ensure that there are no jurisdictional disputes or work stoppage.

c. The Contractor shall determine and document any damage and communicate that information to the COR.

d. The Contractor shall inform the COR and Contracting Officer of any injuries, illnesses, and property damage which took place on the jobsite within 4 hours of incident.

e. The Contractor shall perform an inspection of the buildings and grounds with the COR prior to starting work and document accordingly.



3.2 The Contractor shall provide one copy of the final furniture layout by email in PDF format to the COR and Contracting Officer. This furniture layout will include the final building conditions that affect the furniture layout and all furniture awarded in the contract drawn to correct sizes and located per actual conditions.



4 INVOICES: Invoices shall be submitted to the COR for review and receipt.
