Description:

The Town of Orono is accepting bids for the purchase of the Town’s interest in a property acquired through release deed.  Each bid must be in writing and in a sealed envelope marked “Attn: Town Manager” and “Property Sale Bid - 3 Water Street'' on the outside.  All bids must be received by the Town Clerk no later than 12 pm on Thursday, December 4, 2025.  The Town’s physical and mailing address is:  Town of Orono, 59 Main Street, Orono, ME 04473.  Bids can be mailed, dropped off, or placed in the drop box outside the main entrance to the building; however, bids that are faxed, emailed, or late will not be opened or considered.


Pursuant to Town of Orono ordinances, this property is offered through a formal bid process.  Those interested in purchasing the property must provide the following information in the sealed bid:

  1. Name

  2. Contact Telephone Number, Mailing Address, and Email Address

  3. Offered Purchase Price

  4. Agreement to submit purchase price within 30 days of notice of award by Town Council.


The bid must also be accompanied by a deposit in the form of a certified check or money order payable to the Town of Orono, in an amount equal to ten percent (10%) of the bid price. The successful bidder’s deposit will be credited to the total purchase price for the parcel. Deposits will be returned to the unsuccessful bidders. The Town Council reserves the right to reject any bid which does contain the proper deposit.


Bids will be opened and reviewed by the Town Manager after the submission deadline and will be considered by the Town Council at its regular monthly meeting on Monday, December 15, 2025 at 5:00PM.  The Town Council reserves the right to accept or reject any and all bids. The successful bidder shall have 30 days from the date of the bid acceptance in which to submit funds to purchase the property. The Town will convey its interest in the property through a release  deed with no warranties given or expressed. In the event that the successful bidder fails, for any reason, to complete the purchase in the time stated, the bid acceptance is void and the bidder’s deposit shall be forfeited to the Town.  The Town Council may thereafter move to the next highest responsive bidder.


The property for sale is described as follows:  A single family home located at 3 Water Street in Orono and also described on the Town of Orono Assessors Maps as Map 27-12 Lot 40.  There is no minimum bid.  Please note that the Town of Orono Code Enforcement Officer has identified this as a dangerous building and posted it as unfit for human habitation .


Please note that the Town makes no representation or warranties about its interest or property title.  It is the bidder's sole responsibility to evaluate the legal status of the property, understand the municipal tax lien process, and assume all risks associated with this process.  The tax maps and other public information concerning this parcel is available on the Town’s website at www.orono.org and may be reviewed at the Town Office by calling (207) 889-6900 to schedule an appointment.
